Decent for the price/neighborhood

Pros:
We've lived here for 8 years and have had a few issues with leaks which were usually promptly addressed. We requested our apartment to be repainted and it happened pretty quickly. The super is nice and usually very responsive to calls.
Cons:
There is a homeless man who sleeps in the stairwell and has been doing so for years. He's been aggressive when I haven't allowed him into the building. I don't understand how this has been allowed for so long. Main issues are with some of the tenants. Tenants leave trash on staircase/halls and don't pick up after themselves. Our neighbors have been pretty hit or miss as far as noise...it seems like in general, the neighborhood does not respect that not everyone wants to hear their music blaring, etc.
Advice to owner:
I wish there was a little more respect for tenants who have lived here for an extended period of time and have not caused issues. We inquired about transferring our lease to one of their buildings in a different neighborhood and there was no wiggle room or working with us.

Pros:
They give good heat.
Cons:
There’s a bum that has been sleeping for years in the stairwell between floors 5-6 for many years. He smells real bad. Management allows this. We’ve called the cops and we don’t have any management back up. Think twice before moving here.
Advice to owner:
Respond to your tenants when they call and email. I pay my rent on time every time the least you can do is respond to my emails.
