Quiet Block in the Heights

Pros:
Quiet compared to most other buildings/blocks in the heights.
Maintenance was always quick to help.
1 block from the 190th station
Cons:
Some mice and roaches but nothing out of the ordinary for NYC.
No major cons.

Rent stabilized Dominican enclave

Pros:
The building is 100 years old pre war with many long standing families living in the building for generations. Many of the apartments are rent stabilized and priced well below market value. The subway is less than 2 blocks away. The common areas are generally cleaned frequently.
Cons:
The building is 100 years old and has been patched up with shoddy construction throughout the apartments. Because of rent stabilization, the owners are not incentivized to quality work because of the inability to raise rents.
The building is in a very loud section of neighborhood on a very busy street.
The buildings front door never locks properly and often Homeless people would sneak and and sleep under the stairs, frequently urinating in the hallway. Packages are often stolen from the lobby, and the cameras are fake.

Pros:
Decent amount of square ft in selected spaces of rooms
Cons:
Loud environment at certain time frames. Hood mentality. Often from loud obnoxious motorists and car riders and sometimes truck drivers.
Outdated and rotted interior of sinks in kitchen and bathroom including bathrooms walls/ doors.
Electric cords shaping the square of apt is rusty, dirty, sticky and hazardous.
Roof interior of the room is caving down. Obvious plumbing issues surrounding the building ; water pressure is not adequate or efficient. Water combination is bathroom isn’t steady unstably going from cold to hot in an instant second.
Windows need adjustments inside and out including renovation and maintenance cleaning services for repair.
Floors are squeaky and weak in areas because of the unleveled and rotted flooring. This building isn’t sustainable therefore their is no uniform adjustment to weather changes or modern interior utility building services.
Roaches/mice reside here and do the tenants. Small crowds of roaches have social gatherings namely where water resides the most. The thirst is real.
Mice hide well and are found dead or alive.
Common utilities such as refrigerator, stovetop, bathtub, sinks, electrical outlets are outdated and needs attention.
Garbage area is mostly dirty. Could be due to constant garbage pickers or folks who litter without much respect to their environment..etc
Building intercom isn’t particularly helpful in cases where it constantly needs repairs.
Mailboxes aren’t safe nor upgraded. To many folks into not minding their own business.
No roof top accessibility or basement accessibility for common community tenant usage.
No security cameras outside the building or upon entry of walking into the building.
Hallways aren’t renovated . Paint is outdated , cracks, patched holes and plaster is chipping away.
Front of the building isn’t appealing enough to feel comfortable walking in aside of the left or right factor that makes this building connected already. No renovations have been done here in decades, it naturally appears.
Litter occupies the corners due to over flow of food compost and other wastes/recyclables.
No compost bins only (two blue recycle bins) or DSNY respected locations.
Drug Trafficking .
Crackhead corner spots .
Natural fengshi of building is unbalanced.
Thievery in and out the building and dishonest tenant reviews.

Crunchy but affordable with some security concerns

Pros:
Affordable Apartment has six large windows Hardwood floor 9ft ceiling Location is good — one block from the 1 train and shops and a park Office and super are reasonably responsive to repair requests
Cons:
Individual apartment: Cockroach infestation in kitchen since arrival and only partially remedied by replacing whole sink & cabinet Regularly appearing wood louse in bathroom and bedroom. No countertops provided in kitchen — only sink, fridge, and stove. Doors are an odd size (frame is over 2" thick so no standard brackets can hang over them and center panel is about 1/4" thick plywood so nothing can be drilled into it) Wall paint is thin and holds stains and rubs off when gently washed with a sponge. Spackle job on trim and baseboards is sloppy. No vent for kitchen or over stovetop. Refrigerator had a broken shelf upon arrival. Bathroom grouting is poor and has mold trapped under it. Bathroom door doesn't close because paint is so thick on doorjamb. Hardwood flooring around radiators is badly damaged presumably by heat. Only one smoke detector provided in apartment and none in hallway. Rooms and windows are not square
Whole building: No peephole in apartment door. Unreliable intercom system to allow guests in ground floor entrance. Ground floor entrance door has been broken twice in the last 10 months and took weeks for repairs to happen. Package delivery from companies other than USPS is not secure Hallways and stairwells feel dirty and litter is often left.
General cons: No basement No in-building laundry
Advice to owner:
Improve building safety and security measures to a bare minimum and improve mailbox security.
