(Mostly) good superintendent, poor pest control
Former Tenant
Pros:
Lots of custodians who keep basement clean from trash, superintendent is mostly responsive to plumbing-related issues and takes tenants’ large packages so they don’t get stolen.
Cons:
Superintendent not helpful when it comes to rodent and pest control and the occasional exterminator that they bring in is very ineffective. We had to do everything ourselves.

Nice building, bad area
Former Tenant
Pros:
The building is pretty well kept and I haven't had very many issues in the 5 years I have lived here.
Cons:
Supers complain a lot when asked to do something. I don't love the area.

320 Wadsworth pros and cons
Former Tenant
Pros:
The building has a very responsive super who takes packages, laundry in building, and a big lobby with a fan for summer and decorated in the winter for the holidays - the building has nice touches like that. Never had any issue with heating or electricity. It is very close to the 1 train, a major grocery store, and bodegas.
Cons:
There were mice in our apartment on two separate occasions and the landlord was relatively slow to help solve the problem. The street outside can get very loud, especially the apartments that face the park in the back of the building - there can be parties until late at night in the summer.
Advice to owner:
All in all, I have spent three years in this building and with the exception of the incredible noise (which the super and landlord after all can’t do anything about) I would recommend living here.
