Pros:
Clean area, always cleaning trash and wiping the floors, smells good, 2 elevators and laundry!
Cons:
No doorman, small parking space. People smoking in staircase and roof door alarm always being on

Great Layouts, Minimal Services, Rent Stabilized, Works for Me

Pros:
Rent Stabilized, great apt layouts, bigger than average, on a quiet side street, laundry on 1st floor, the heat, water & gas is included, great water pressure, friendly neighbors- many have lived here their whole life, feels very safe (next to an elementary school), can pay for garage space if you have a car, but you shouldn’t need one since the A & 1 trains are literally <5 min walk away
Cons:
The insulation between apartments isn’t great (you hear almost everything next door), the door buzzer system doesn’t work for every apt, no security, the 1st floor cameras seem fake, owner is a bit unresponsive to package thefts in the mail room despite numerous incidents every year, no roof access sadly (door is alarmed), price is a bit high for the lack of services & security, limited street parking if you need it
Advice to owner:
Maintenance seems to be pretty good overall, but please provide better security in the mail room - even just putting a door in using the same lock or fob access as the front door would help deter thefts

Nice enough building, some problems

Pros:
Nice quiet street, neighbors are friendly and helpful. Close to the public transport, grocery, pharmacy, etc. Elevator and laundry in building HUGE plus. Roomy apartments with big closets, the super is a nice guy too.
Cons:
Currently going through a cockroach nightmare despite a clean apartment. Moved in recently so I don't know yet if they are a fixture of this building or if we just got unlucky. Arranging for extermination was as easy as a phone call, but remains to be seen if the problem is fixed or if this is going to be a regular thing.
As mentioned in another review the walls are super thin so the building's occupants, despite being relatively quiet, seem pretty loud. Can hear footsteps, conversation, music, all of it.
The heat is consistent and strong but lord is it loud. The heaters make a high pitched scream noise that wakes me up almost every night.
My apartment doesn't have a buzzer anywhere despite being listed on the com outside. Very misleading and has led to some messed up deliveries.
Advice to owner:
If there isn't a portal for work orders, pest control, and general communication there should be. This is a good building but y'all have to be a little more in touch with the people living here.
