Beginning to Force Out Long Term Rent Stabilized Tenants

Family atmosphere, lots of good neighbors. Fort Tryon Park is across the street. Pre-war charm, lawn & garden.
Cons
Violent superintendent (Adam Diaz) prone to physical intimidation & screaming fits. Does not take calls outside of business hours and only when prompted by management office. Criminal record overlooked by management office and landlord. Ignored huge rodent infestation in 2022, basement was infested with rats the size of toasters. No insulation whatsoever between apartments in both walls and floors; no weatherstripping on doors or windows. Sound carries easily and promotes tenant turnover. Severe noise issues from the street and neighborhood in general. History of criminals breaking into the building. Management has welded the fire escapes from descending to keep burglars from scaling the ladders to seek entry.
Advice to the owners
Be invested in your property.
Well maintained building
Pros
Apartments are spacious with classic details and overall the building is well maintained by staff. Location is great too: across the street from Fort Tryon Park and a short walk to the A train.
Cons
Instances of occasional dirtiness were the result of tenants not disposing of trash properly or not cleaning up after themselves/their pets in the hallways. Additionally, the traffic on Broadway (if you live in the front of the building) can be loud at times.
Advice to the owners
While issues stemming from inconsiderate tenants were acknowledged by staff and/or management (usually via written notice), such issues could have been handled less passively/more seriously to make for an even better living environment for all tenants. This is a great building, but it could be even better.
