Neighboring businesses disrespectful
Former Tenant
Pros:
The location is a huge plus: half a block from the 1, a short walk to green space and retail.
Cons:
The club downstairs is noisy and patrons are out of control. Club management has no regard for what their patrons inflict on the residents in the building or on the block. Trash is everywhere (food garbage, liquor containers) from curb to stoop. Patrons routinely vomit and urinate on the pathway leading to the front door leaving very unsanitary conditions. On weekends, these issues often don’t get immediate attention from building maintenance staff.
Advice to owner:
Manage your property.

Neighbors are horrible
Former Tenant
Pros:
The unit was nicely renovated and I feel overall it’s a good unit for the price for nyc.
Cons:
Neighbors are absolutely horrible and noisy. Also the heat is frequently off even in the middle of winter.
Advice to owner:
Supervise your tenants and bring actual consequences to people who are creating uncomfortable living situations for everyone else.

Large Beautiful Apartments, But Very Loud
Former Tenant
Pros:
Beautiful large apartments with hardwood floors and exposed brick, responsive super/emergency repair, literally 2 minutes from the 1 train, 2 GORGEOUS parks within a 10 minute walk.
Cons:
Heat is often inadequate in winter, street is NOISY: there is a bar downstairs and they set out huge concert speakers in summer and blast music until 4am, people set off fireworks, etc. There is a decent amount of crime, probably because Dyckman is a party street and it’s around the corner. Building was not always kept in good repair, however they just changed managements and they seem to be taking steps to repair things. Buzzer system is almost nonfunctional- no way to buzz people in from your apartment, you have to go downstairs to let them in.
Advice to owner:
I’d speak to Karamelo (the bar next door) about noise levels, it will raise the property value by a LOT. If you ever have trouble renting that’s almost certainly why. Noise complaints from tenants do very little but perhaps a landlord would hold more sway. I’d also install an updated buzzer system.

Loud restaurant, bad neighbor
Former Tenant
Pros:
The apartment is newly renovated with nice appliances. The exterminator comes every month and takes care of big issues. The super is very responsive, kind, and cares about his tenants.
Cons:
The bar downstairs plays their music extremely loudly. There is a tenant who has frequently caused damage to my apartment and he is never penalized for it. There are cameras in the building that don’t work in the lobby- when packages are stolen nothing happens.
Advice to owner:
Evict tenants who violate their leases. Fix the big hole in the ceiling in the lobby that is a hazard. Make the security cameras in the lobby operational.

DO NOT MOVE HERE! DISTURBINGLY loud noise from restaurant downstairs.
Former Tenant
Pros:
None. Terrible building with thin walls. You can hear everything from everywhere: neighbors, street, restaurant downstairs.
Cons:
You will REGRET moving here! Don’t do it! Inescapable loud noise from the speaker that a restaurant downstairs brings OUT. It bothers the entire building. Deprives you of privacy/quiet in your own place. Very frustrating. Not to mention honking on Nagle ave during rush.
Advice to owner:
Please have the restaurant NOT bring out the speaker outside. Your entire building is bothered by that. That is so unfair to your residents. I just want to be at peace in my own apartment and often times I can’t, because the restaurant downstairs is blasting music.
