Pre War Building

Pros:
There is an elevator. It’s right between the 1 and A trains. It’s right next to Fort Tryon. In building laundry.
Cons:
Pest problems. There are vermin in the basement and roaches/clothes moths/carpet beetles in the units. The garbage and recycling is not managed efficiently. It is piled up in the basement next to the laundry room until garbage day. The noise is ridiculous. You can here your neighbors above and below at all hours and the building is located in a place where there is always a bar playing loud music at night that you can hear through your windows. The front door locks and call box are always broken. The super doesn’t speak English. Your packages will be stolen if your not home to receive them, because there is no security.
Advice to owner:
Seal your floors and windows better. Maintain the common areas better and get a superintendent who can speak both English and Spanish.

Its an old building, so expect everything that comes with knowing that

Pros:
- Its a block away from the train and in the heart of Dyckman. - Its also very close to a ton of things you may like/need: Grocery Stores & Bodegas, Hardware Store, Trendy Restaurants, a Laundromat and other things.
These things might offset any feelings you have about the commute to the main part of the city or room/apartment size.
Cons:
- No proper garbage disposal - Outside noise both from the front of the building and in the back alleyway - Very dated look and feel to entrance of building - Elevator sometimes didn't work - There were laundry machines in the basement but you might prefer just going a block down to the street to the main laundromat everyone in the neighborhood uses. - Room sizes are small with confined layout but at least a Kitchen is a Kitchen, a Bathroom is a Bathroom and a Bedroom is a Bedroom, instead of being repurposed from being something else entirely.

Working elevator Nice renovations Relatively quiet street Rent payable online
Cons:
Dirty hallways and elevator Laundry in basement but it’s crawling with roaches Super only speaks Spanish and is a little mean Management not very responsive
Advice to owner:
Renovate the basement and have a better trash system to make it usable!

Not Short nor Sweet

Pros:
Easy access to the 1 and A train.
Cons:
-Apartments are not cleaned when new residents move in. - dishwasher has not been working for 1.5 years since I have moved in, despite numerous requests to repair. - multiple times there has been no hot water without warning from management -noisy and loud neighbors coming in at all hours of the night - hallway doors slamming shut despite multiple complaints / suggestions to install an automatic door closer. - trash everywhere in stairwell, hallways, elevator - people have no respect for the property or where they live - super openly complains about tenant requests
Advice to owner:
Hire people who actually care about property maintenance/management and who care about making sure people are living in a safe and clean space.

Pros:
The neighbors are great, and the elevator works most of the time. It’s also close to the 1 train, and not too far from the A. It’s also close to great restaurants and parks!
Cons:
The hallways are always dusty. Some washers and dryers in the basement laundry room were broken for about 2 years. It’s hard to buzz people into the building. Everything definitely has a “landlord special” quality to it. It also took months to replace a fire door in the hallway. And after a fire, rather than actually cleaning the smoke damage, they just painted over it.
Advice to owner:
Maintain a frequent and regular cleaning schedule of the common areas. And fix things in a timely manner, particularly if not fixing something’s could endanger tenants.

Communicate with your tenants. Even if you can’t necessarily fix the issue, let them know they are heard. I would reach out with problems and receive no response

I liked that the super managed to kill 60 rats in one week.
Cons:
I didn’t like the fact that the basement was converted into 3 apartments.
Advice to owner:
Get information about tenants before allowing them to sign a lease.

Management and super are both a joke

Pros:
There is a roof.
Cons:
Dirty. Aggressive, rude, unhelpful super and manager. Elevator breaks constantly, with no notice posted.
Advice to owner:
Hire a super that can actually communicate with tenants, and a manager that actually gives a shit.
