Stay away! Close to drug dealers and unresponsive management

Cons:
This building is right around the corner from a well known drug dealing spot on Sherman and Arden. People are there all the time with guns and there are needles around.
In order to secure a lease, you have to pay 1 month’s rent in cash to the super as a “broker’s fee” because apparently, the super has a broker’s license. The super only gets a small portion of this fee and the rest goes to BB&B Management Company. They make you pay this in cash but if you press them, you can pay it in a cashier’s check.
Packages are stolen frequently and the super and management refuse to do anything about it.
There was once an incident where a delivery person was beaten up in the lobby of a building owned by the same management company and it just across the courtyard. One of the perpetrators brandished a gun. The management company did not tell tenants about the incident and there was no change in security or anything. Very unprofessional and unsafe. The super just told the few tenants that contacted him that this is normal behavior for this area.
If your windows face Dongan or Broadway, it is extremely loud as in the summer people blast their music until very late at night.
All year, cars come speeding through Dongan and it is very unsafe.
