Good apartment and good management

Responsive management, good location, nice neighbors
Cons:
Packages stolen regularly, sometimes hallways can be a little dirty, but they’re usually cleaned quickly.

Bad Management In the Heights

Location is terrific! Directly between two close subway lines and in upper Washington Heights, so surrounded by some of the loveliest parks in NYC. The south facing units have lots of sunlight, since there are no buildings in front. Area is safe and has plenty of restaurants and good for families or folks with dogs.
Cons:
Tenants have to fight for everything with the management company. We had to fight to add my husband's name to the lease - even after gay marriage was legal in NYC! We had to fight to get the management to replace a broken toilet seat and one of the pilot lights on our stove has been broken for two years. The end result is we choose not to chase them to repair things. The bathroom ceiling has leaks from floors above every year and needs repair. Mold never goes away in the bathroom because of the leaks from above. The building is cleaned once every 7-to-10 days, so the floors can get very dirty especially in the winter or when kids (there is a daycare here) spill drinks and food. Garbage and take-out food can sit around for several days unless we pick it up. The front door lock (to lobby) keeps breaking and folks come in and steal the mail or loiter and smoke in the hallways. The laundry room washing machines keep breaking or flooding.
Advice to owner:
I hope you consider treating long term, rent-paying tenants better and improve the building conditions.

Pros:
I think it’s good and would recommend it to others. Super is responsive for the most part, the elevator has worked, so has heat, water, laundry. Things have worked and have been fine.
Cons:
Probably a problem everywhere but the heater is loud and it’s either too hot or too cold. Super sometimes does not respond to texts or shows up to apartment without word. Packages get stolen sometimes. Laundry room is a little gross and I avoid it on weekends but everything had worked.

The WORST and most inconsiderate neighbors who think just because they’ve lived here for a long time that they have the right to treat everyone like scum. Children in building are too loud and play in the hallways. None of the amenities you pay for ever work (laundry out for 6 months followed by the elevator that is now out of service 4 months AND COUNTING). Leaks in the walls and ceiling. Homeless people at the intersection and the church across the street that constantly scream at each other all night. There is a “safe injection” site a few blocks away which only brings dealers, junkies and used needles to the area. Tenets in the building will buzz anyone in (junkies included) which creates an unsafe environment for everyone else. Packages are stolen constantly. Unclean. The radiators sound like someone breaking into the apartment or a neighbor playing a drum solo on the pipes. Paying rent BY SNAIL MAIL in 2021.
Advice to owner:
Living here is unbearable. Please visit your properties and WITNESS what your tenets are having to deal with on a daily basis.

Cons:
Management. Laundry and dryers are over priced and you can never get your money back when they don’t work. Elevator out of service for 6 months with a lot of older tenants on the upper floors.
Advice to owner:
Be responsive to tenants

Rats in Trash

Pros:
Clean, functional elevator, quieter neighbors, quiet at night, roomy apartments. Nice kitchens with dishwasher and lots of cabinet space. Laundry room is new.
Cons:
Super is a unavailable sometimes, and took a few weeks to finally get the exterminator to come. The apartment kitchen is nice but also looks like a five year old assembled it and lots of hidden cracks everywhere. Also, nearly every closet rod broke within a few weeks of moving in. Started seeing some big rats by the trash too unfortunately.
