LIPSTICK ON A PIG.

Pros:
The view; near public transportation, churches, schools.
Cons:
Building staff unprofessional, lazy, combatative, disrespectful, slovenly, unqualified. Rats & other vermin present in building proper & without. Staff openly display discriminatory practices & harassment tactics. Building understaffed, infrastructure wanting, there is no adherence to DOB/DEP/DHCR Codes.
Advice to owner:
Time to wipe the slate clean as pertains to staffing. Hire a qualified superintendent with legally obtained & verifiable credentials. Increase staff to original levels: 2 porters, 4 doormen, 1 handyman, 1 Super/Property Mgr. Put porters on staggered shifts. Install time clock. Make basement entry ADA compliant. Install required surveillance signage inside & out. Provide proper elevator carpeted foul weather mats. Vacuum hallways minimum 3 times per week. Clean laundry room & machines 2 times per day. Pickup trash at garbage rooms twice per day. Cease privatizing passenger elevator(s) during morning rush from 6AM - 9:30AM. Retrieve building access keys from staff: all access keys to be left in the building under lock & key available only upon request. Provide renewed access to the 18th floor Residential Common Room to tenants. Keep exterior & interior garage doors closed at all times. Inform tenants in a timely fashion of demolition, construction noise. Cease allowing contractors to work weekends, legal holidays, & "after hours". Provide self-closing fire stair access doors.

Million dollar view of Hudson river

Pros:
Window with the best view of Hudson River, elevator building with doorman, laundry
Cons:
On some cold winter days I didn’t think the heat was warm enough, the highway can get noisy during the summer with motor cycles and, the water had some rust
Advice to owner:
Warmer apartments would be nice, clean the pipes

Busybody neighbors, crap landlord, great super

Pros:
The building is beautiful and well built with unbelievable views. The super is an absolute gem and will always do his very best to care for all the tenants, as well as the doormen.
Cons:
The landlord is a million years old and an absolutely cruel actuary. He called us to complain about missing rent two weeks after the pandemic hit while we were waiting for unemployment to kick in and AFTER we had already called him to tell him why rent was going to be late. He asks tenants to spy on other tenants. The neighbors are also excruciating busybodies. We had our downstairs neighbor try to barge into our apartment several times complaining about banging noises when we were just sitting on the couch or even in bed. The landlord is also extremely cheap. He doesn't pay the staff well and refuses to hire more people so the staff are extremely overworked. We had a major mold problem and a swollen, leaky wall for nearly a year before the landlord approved repairs.
Advice to owner:
If you are a landlord, actually care about the property you own, and pay your staff
