Pros:
I couldn’t have asked for better neighbors.
Cons:
- The amount of cockroaches and mice was mind boggling. - The exterminator that came once a month was not knowledgeable about how to eliminate mice and cockroaches. He put a couple of dabs of gel in a few kitchen cupboards but refused to do anything else. - Some of the things I threw out due to mice and/or cockroach infestation were two coffee machines, one toaster oven and one microwave. The bugs would get up into the machines because they were warm and lay eggs. - There were always dead cockroaches in the elevator and next to the elevator on the basement floor in the laundry room. - The washing machines were never professionally cleaned all during covid and were always breaking down. - Packages were stolen and/or opened all of the time. Empty boxes from the thefts were left on staircases, - There were no cameras anywhere in the common areas of the building. - The buzzer is so old that voices come through muffled and garbled. - People backdoored through the front door and consistently open service entrance all the time. There was no security except for a single front door lock.
Advice to owner:
The building, at the very least, needs a deep cleaning and a new extermination company.

Pros:
Packages are safe… maybe because I was on a high floor? Neighbors responsible and responsive.
Cons:
Haunted laundry room. Dusty af. Locked and unlocked courtyard door? Why is the super so angry? Why is the door to the roof always open?
Advice to owner:
Safety could be more of a concern. Electricity unsafe.

Lazy and cheap landlord

-Mail stolen, no security measures taken -Pest problem -Building common areas is never clean -Landlord does provide fumigation or address cockroach or mice -Very little heat during winter -Super is not attentive -Laundry room is always dirty -Landlord does not take ownership of laundry room so machines are down for weeks at a time -Landlord requests a complete and total indemnification upon move out and a person not familiar with the language may be obliged to sign it unknowingly giving up their rights

Pretty building and plenty of dust

Pros:
The building looks good and it’s in the best spot in Manhattan north of the upper west side. There are some great restaurants nearby — especially the Uptown Garrison. The apartments aren’t small. I did hear indirectly that the landlord was nice to people who couldn’t pay rent during COVID, but no help was offered to us.
Cons:
The apartments facing 181st street are really noisy. The common areas are always filthy. The super is uninterested, clueless and probably terribly underpaid, and he doesn’t get any help or support. As a result every common area is absolutely filthy. Package theft is a problem and the owner’s answer is just “too bad”. There are no cameras and he doesn’t care to install any. The laundry room is also filthy and often the machines are broken. Neighbours seemingly wash their dogs in those machines — so your clothes come out covered in fur. The electrics in the building are impossibly old and an accident waiting to happen. Once a contractor told me that every time he has to work on the electrics in the building he prays.
Advice to owner:
Hire a helper for the super! Update the electrics before someone fries!
