Great neighborhood, super, and neighbors, not so great landlord.

Pros:
Nice neighbors, nice apartments, great Hudson River views.
Cons:
Cockroach problem in the basement, frequent water and heat issues, super seems overwhelmed a lot of the time.

Cons:
Landlord has threatened tenants in the past; illegally destabilized apartments. Building was once nice but has steadily gone downhill in last 10 years. Super is non-responsive. Management ignores problems until they because huge and sometimes dangerous issues. Constant band-aiding of building issues rather than regular maintenance.
Advice to owner:
Stop ignoring problems or executing shoddy fixes that inevitably lead to more serious issues. Eg, leaving a sidewalk shed up for six+ years is not a solution to crumbling masonry. Same with the leaking roof. You must provide heat and hot water BY LAW.

Terrible Building Owner (Great Neighborhood)

Pros:
The other tenants are lovely.
Cons:
The owner, Susan Edelstein, is awful. Zero responsiveness to long standing building issues. Often no heat in the winter. Scaffolding has been up for years. Total lack of responsibility taken by the owner.
Advice to owner:
Sell the property to someone that has a normal sized human heart.

Great Super - Bad Building Owner

Great neighbors; great, responsive super. Close to transportation, shopping, beautiful neighborhood.
Cons:
Laundry didn't work for almost two years; over priced; landlord is explosive and nasty. Constant lack of hot water; on-going construction (the scaffolding has been up for YEARS); rats in front of the building; stoned construction workers.
Advice to owner:
Clean up your act.

Apartment is well laid out, neighborhood is great, neighbors are great, in the zone for a good school, some apts. have river views.
Cons:
The building is in poor condition -- lots of plumbing leaks, problems with hot water and overall water pressure, lobby and other common areas areas falling apart, most apts have had substandard repairs and have many issues, roof and masonry are compromised, an apartment was burned out by fire more than 3 years ago and is still unrepaired, steady stream of Buildings and HPD violations. Too many problems to list specifically here. High tenant turnover, but also many warehoused empty apartments. Constant sub-standard renovations going on that seem like "harassment by construction." LL is nasty, pursues evictions aggressively, and has illegally removed apts from rent stabilization.
Advice to owner:
Stop being so hostile to tenants. Fix the apartments people actually live in correctly instead of constantly "renovating" empty apartments. Do proper maintenance and cleaning. Address masonry and roofing issues and get rid of scaffolding. Hire a real building manager and super. Overall, stop being a shande fur die goyim slumlord and run the building the right way. Tikkun olam. You'll make more money and be happier.

Neglected building going down hill

Close to Ft. Tryon Park, which is beautiful Close to a playground, subway/bus stops, good food stores and restaurants Safe neighborhood, quiet Very nice, pleasant, responsible neighbors
Cons:
Totally unresponsive, rude managers and landlord. The management does not respond to concerns. They seem to ignore the building. They do not make needed repairs. There have been leaks from the roof and in the lobby that are causing damage. This has been going on for years. The building is dirty. Rats run in the courtyard during night and day. There has been garbage in the front courtyard for years. Lean found in some apartments where young children live. Plumbing and electrical work - often done by unlicensed workers. There was an electrical fire in 2019 that destroyed 2 apts. There has been ugly scaffolding around the building for yrs. No work has been done. Many tenants complain of a lack of heat and hot water. Overcharging of rent. MANY rent stabilized units were rented for more than legal rates. The landlord lost cases that were brought against her and she had to lower rents and give back money. There is currently a tenants association that is trying to achieve a livable situation.
Advice to owner:
Stop acting like a SLUM LAND LORD. This building used to be nice. Stop ignoring it. REPAIR AND CLEAN it. Pay attention when people say they have no heat or hot water. People in the neighbor call the building an EYE SORE. If you try to rent out apartments, you can expect current tenants to give a terrible report.

Nice building

Cleanish, big apartments with good closet space. Safe and quiet.
Cons:
No laundry room. Barricade up to long on the building exterior. Bad pidgin infestation.
