Great people, poor management

Pros:
Building residents are considerate and watch out for each other. Pet friendly
Cons:
Basement laundry facility is poorly maintained. Some neighbors have unaddressed pest problems. Lobby and common spaces are not cleaned regularly. Elevator frequently breaks down.
Advice to owner:
Treat tenants with respect. Clean common access areas weekly. Properly maintain your building.

Pros:
The size for the price was good at least for the apartment I was in.
Cons:
The management company was unresponsive when we tried to reach out to fix an issue and then tried to penalize us for not fixing it.

Great people. Not so great building

Pros:
1) the neighbors! Such great people in this building. Very friendly and many have lived here their whole lives
2) great location. Hudson Heights is such a cute little area, and this building has two groceries, a pharmacy, multiple restaurants, laundry, and two banks within 10 feet of it.
3) apartments are large (pre-war)
4) very safe. Only had one instance of a package being stolen.
5) for all its cons, it really is a lovely building to live in
Cons:
1) the super is terrible. Unresponsive, and when he does respond he refuses to help
2) the common spaces (hallways, lobbies, etc) are not well kept. They all need fresh coats of paint, lightbulbs replacements, etc
3) hot water is finicky. I run my shower and my sink at the same time to get the hot water going
4) if you face the backside of the building, you’re going to be fine noise-wise. But a lot of neighbors on the front side complain about noise from Fort Wash. we’re at a fairly busy intersection.
5) building is just old in general. Most apartments could use renovation
6) building management is sketchy. Hard to get in contact, refuse to change prices (even during a pandemic), and couldn’t care less.
Advice to owner:
Hire a new super and renovate this building. It has a lot going for it, and could be an even better gem.

A nightmare for young families

So many pests. Roaches, big and small. Unfinished repairs upon move in. Unresponsive management, argumentative supers. Undisclosed lead violations all over the apartment. A disaster for young families. Do not let the under-market rent fool you. You will regret this choice

The Place Has Potential But Needs Better Management

Pros:
1. Convenient to Fort Tryon Park, Bennett Park, the 181st Street and 190th Street A train stops, an elementary school, and a few grocery stores (although the grocery stores in this neighborhood are laughably overpriced). There's also a great little local coffee shop and a really good pizzeria right around the block.
2. The neighbors (at least those who I've met) are very friendly if you try to get to know them. Several of them have lived in the building for years.
3. The apartments are large relative to most NYC apartments in the same price range and have nice hardwood floors, and there are laundry machines in the basement.
4. The surrounding area (Hudson Heights) is quieter than most of Washington Heights, and it's a very family-oriented, walkable, mostly residential area. It's a great area for those who want to feel like they're slightly removed from the fast-paced city.
Cons:
1. The building is poorly maintained, and neither management nor the super care enough to do anything about it. The common areas are rather dingy, and I've had packages get lost or stolen more than once. Since the building is very old and next to a restaurant, there are rats outside of the building, and some mice and roaches inside of the building. The building wiring is also a bit old and faulty, as I could never run the microwave and A/C at the same time without blowing out the power. Every time I've had a maintenance issue, the super has never done anything about it. He's responsive when you reach out to him, but then he never actually does anything to fix the issue. You're more likely to get your maintenance problems fixed if you contact management, but they tend to cut corners and do maintenance in the cheapest way possible, even if it's just putting a bandage over the underlying issue.
2. Management is very disorganized and really needs to update their operations. They don't give you any contact names (in fact, I never even knew who my building manager was), and when I renewed my lease, they never bothered to give me a hard copy to sign. The worst part, though, is that they don't have any kind of tenant portal for rent payments or maintenance requests. They only accept written checks via snail mail, and you have to write them a physical letter for maintenance issues. There is no reason why a management company of their size and with their portfolio should operate in such an outdated way. It made keeping track of my rent payments and documenting my communications with them highly cumbersome.
Advice to owner:
Automate your processes and create an online tenant portal, hire a new super, and take better care of your building.
