Pros:
1. Convenient to Fort Tryon Park, Bennett Park, the 181st Street and 190th Street A train stops, an elementary school, and a few grocery stores (although the grocery stores in this neighborhood are laughably overpriced). There's also a great little local coffee shop and a really good pizzeria right around the block.
2. The neighbors (at least those who I've met) are very friendly if you try to get to know them. Several of them have lived in the building for years.
3. The apartments are large relative to most NYC apartments in the same price range and have nice hardwood floors, and there are laundry machines in the basement.
4. The surrounding area (Hudson Heights) is quieter than most of Washington Heights, and it's a very family-oriented, walkable, mostly residential area. It's a great area for those who want to feel like they're slightly removed from the fast-paced city.
Cons:
1. The building is poorly maintained, and neither management nor the super care enough to do anything about it. The common areas are rather dingy, and I've had packages get lost or stolen more than once. Since the building is very old and next to a restaurant, there are rats outside of the building, and some mice and roaches inside of the building. The building wiring is also a bit old and faulty, as I could never run the microwave and A/C at the same time without blowing out the power. Every time I've had a maintenance issue, the super has never done anything about it. He's responsive when you reach out to him, but then he never actually does anything to fix the issue. You're more likely to get your maintenance problems fixed if you contact management, but they tend to cut corners and do maintenance in the cheapest way possible, even if it's just putting a bandage over the underlying issue.
2. Management is very disorganized and really needs to update their operations. They don't give you any contact names (in fact, I never even knew who my building manager was), and when I renewed my lease, they never bothered to give me a hard copy to sign. The worst part, though, is that they don't have any kind of tenant portal for rent payments or maintenance requests. They only accept written checks via snail mail, and you have to write them a physical letter for maintenance issues. There is no reason why a management company of their size and with their portfolio should operate in such an outdated way. It made keeping track of my rent payments and documenting my communications with them highly cumbersome.
Advice to owner:
Automate your processes and create an online tenant portal, hire a new super, and take better care of your building.
