Management won't do anything unless you threaten to sue

Pros:
Elevator (that barely works)
Laundry in basement (that ruins clothes and doesn't accept anything but quarters)
Super in building (that only works special selected hours that he makes up)
Train around the corner (surrounded by people doing drugs out in the open)
Lobby used as a playground for unruly children (hope you enjoy the impending lawsuit)
Cons:
See "pros". Apartments not worth the rent. You can hear your neighbors conversations because the walls are paper thin.
Advice to owner:
Have an epiphany. Honestly, having a doorman or security would fix 90% of the buildings issues. And you can afford it.

Extremely loud and is in dire need of maintenance

Pros:
Rent stabilized unit. That's it.
Cons:
The building is extremely loud. Management allows groups of children to run around screaming and playing in the lobby at all hours. There is literally a park one block away.

The super is on site but is never seen and doesn't respond. Ever.

The laundry machines are at least 20 years old and take coins but there is no change machine downstairs.

The only way to throw away trash is to take the elevator to the basement, which often breaks down.


Nothing makes sense in this building.
Advice to owner:
Fix your damn building!

Pros:
Specious apartments
Decent light (facing the street)
Super on site and will come up immediately when you leave message of urgent problem
New elevator
Cons:
Management takes forever to respond to any inquiries
Super always cursing/drunk/complaining
Residents are not taking Covid safety precautions
Neighbors can be very loud
Street can be noisy at times (people yelling outside/ambulances and fire trucks seem to like coming up the block where locals double park and cause delays whereas they could use Broadway)
Windows not well
Insulated
Can be very cold in Sept/Oct when heat not turned on yet
You’ll see a roach every now and then in the lobby/stairwell
Exterminator may or may not come once a month so yes, you will see a roach in your apt every now and then
Older building, so expect things continue to fall apart
New elevator already has problems
Basement laundry..older machines could be upgraded, dingy basement, near trash so very smelly
People come into building and steal packages - no security
Advice to owner:
Get elevator regularly checked
Ensure exterminator does come every month or biweekly, if possible
Respond more promptly in general
Get cages for packages so less theft occur

Pros:
Rent stabilized
Quiet street
Laundry in building
Cons:
Super is never around despite living in premises.
Laundry needs major upgrading.
Management will take forever to fix things.
No dogs allowed even though there are tenants with dogs.
Super thin walls/ construction - you could hear neighbors sneeze.
Advice to owner:
Screen your tenants better. A lot of problematic tenants in the building - smokers, loud music, kids using lobby as a park. Upgrade the laundry facility (same machines for 15 years and no coin change). Hire a new responsible super!
