Friendly neighbors but questionable management

Pros:
Friendly neighbors, family friendly building, clean common areas, friendly & responsive Super, elevator is rarely out of service, intercom is great
Cons:
Management doesn’t fix leak issues in the hallways of the building leading to mold & awful appearance, management doesn’t respond to email requests or phone calls (no one answers, it just goes to voicemail), there are construction sheds for building but no work being done, rarely does the exterminator come, roaches everywhere in apartment even after exterminator visits
Advice to owner:
Management needs to be more responsive & take better care of the building.
