Pros:
Neighbors are friendly!! The super always response when we have a problem!
Cons:
Neighbors are smoking!
Advice to owner:
It says smoke-free, but people smoke because they have lived since 1988..

Concrete makes the building fireproof and you don't hear your neighbors as much.
Cons:
Concrete makes it hard to mount things.

Get a digital payment system for rent.

The apartment is drenched in beautiful sunlight and the community in Washington Heights/Hudson Heights is lovely. I love being so close to the 1 and the A. It's wonderful to have elevators and laundry in the building. The super is awesome - very attentive and nice!
Cons:
This is actually not the building, but NYC smoking laws. Some neighbor is smoking a lot and the smoke enters our bedroom and living room, which is a health nuisance for me.
Advice to owner:
It would be amazing if we could pay our rent online via direct deposit and if this building were smoke-free.

Good price, but you pay for it with very poor management, heat, etc

Pros:
Very spacious apts, only 1 bedrooms and studios in the building, 4 units in the building have balconies, nice neighborhood, quiet street, mostly families in the building so pretty quiet aside from a baby or two. Lots of dogs if you like that.
Cons:
Very poor management even for New York, spent then first winter with severely inadequate heat (indoor temp high 50s, low 60s) which took months to get a repair for, but it was fine after they eventually fixed it. Can be very difficult to get in contact with management and super doesn’t pick up phone or respond to texts. Unless a repair is something severe, I have learned to just not bother, so after living here for 3 years, multiple utilities in my apt are nonfunctional or have issues. Had the ceiling break open with water flooding in and called super for emergency repair, he said he was on his way ASAP, then came over 24 hours later. Garbage piles up, and there can be a pretty bad roach problems, because management leaves piled up garbage in the outdoor garden, where dead rodents etc accumulate. Most people do not do laundry in building as the laundry room is usually non-functional and the machines just eat your money. Water pressure moderate to low but you get used to it.
Advice to owner:
Work on better/more modern communication system with tenants. Not sure if the system is intentional, but if it isn’t, I think tenants would be much more pleased if we could submit requests online and see that things get followed through on.
