Pros:
Convenient location
Nice neighbors
Responsive managment (never had an issue with them)
Well maintained building
Cons:
The students are quite noisy during their school activities or breaktime. Kind of annoying when you just want a quiet time. But not a big deal

No dogs allowed but cats are allowed
Advice to owner:
Continue being responsive to tenants. Sometimes other tenants has lots of complaints with even the smallest things. You cannot please everyone.

Great location, ok apartment

Pros:
Great location. New building with reliable heat and hot water. Great neighbors. Solid floors so you can't really hear anything from above.
Cons:
Thin walls/doors, so you can hear neighboring apartments. Some ant issues. Water leaks when there is heavy rain (this is true in multiple apartments in the building). Electrical issues (flickering lights in multiple apartments). Owner has given some tenants a problem. A lot of empty apartments in the building. Bike/car racing on Marble Hill Avenue.
Advice to owner:
Fix water leaks. Fix the lighting issues. Communicate about issues or work done in the building.

Nice modern building and apartments

Pros:
Modern, has balconies, tree lined block, repairs were done quickly, landlord was responsive, heat and hot water always working, includes AC, close to train and major retail stores, close to inwood hill park. The train wasn’t as loud as I thought it would be. Friendly neighbors.
Cons:
No live in súper so garbage piled up at times. The corner of the block where the building is situated is a little suspect.

Smoke and Mirrors

Pros:
Newish Building Finally hired a really good Super after 5+ years of not caring, the neighbors are really caring.
Cons:
What's advertised is far from what you get. Repairs take years to get fixed. This is a residential/commercial property, it appears the commercial tenants matter 1000% more than the residential. Tenants are never informed of upcoming construction projects, unsafe construction sites affecting tenant safety. Out of inspection boilers, elevators. The general consensus is that the management team of the building was once semi-good when it was the original owners and deteriorated quickly when the son now landlord took over. The team barely responds when you as the tenant have basic needs but are expected to move mountains should they need something. Since this is private property (non-regulated building) tenants are often intimidated with no rental renewals or simply not renewed if they "complained" too much. Basically, take our abuse quietly or we will not renew and you can't do anything about it. Lastly, this is the only new building on the block but is the only one on record with the amounts of complaints.
Advice to owner:
Hire real office administrators, create an email ticketing system so tenants needs don't go unanswered and will help with prioritizing, care about your own property. The more damage is done by negligence of the owners the more loss of value to their investment of this newish building.
