Management sucks

Pros:
Super is quick & reliable *WHEN* he gets a work order. Apartments are spacious.
Cons:
You email in a work order and the super never gets it because management doesn’t send them to him so unless you text him or stop him to tell him, he has no clue as to what you need done. Personally, my upstairs neighbors fight like cats and dogs and move furniture every hour. Management is just horrible.
Advice to owner:
Learn how to manage a building and tenants needs

Close walk to the local 1 and express A Good parks close by
Cons:
Rats! Inside and out of units and building. No heat or hot water Super doesn’t fix anything Super never shows up on time Super lies about repairs Management never makes arrangements for repairs or exterminator Electricity is outdated Mold in bathroom Windows are a danger to open Neighbors smoke cigarettes in stairwell No fire alarms in common space except lobby
Advice to owner:
Get exterminators Fix the boiler Repair windows Get rid of mold Update electrical in building Take appointments Return phone calls Return emails Follow up on paperwork Fix holes in walls Fix cabinets Ban smoking in stairwells Update website

Building Manager Sucks

Pros:
Super is really nice & does work when you ask him to; building is not cluttered with stuff around
Cons:
Dirty lobby’s and many roaches; poor contractor work; if you submit a work order to fix something in the apartment, management never sends it to the super so it can go weeks without being fixed
Advice to owner:
These buildings are managed very poorly by the manager and he is extremely rude.
