Rent controlled apartment - predictable rents
Cons:
Inexperience super , loud neighbors, apartment falling apart from lack of repairs
Advice to owner:
Invest in your building . The longer you wait the more costly it will become to fix it . Please bring a super that speaks English and Spanish as most of your tenants do. Automate repair tickets and rent collection to online process .
