Great Super, Terrible Management Team

Pros:
Live in Super is kind and responsive. High ceilings, great natural window light, lots of great restaurants nearby, very close to A train, safe neighborhood, gorgeous parks.
Cons:
Good luck negotiating a fair rent if you don’t know real estate market/ laws well enough. Old building, boiler always not working, heat inconsistent, bathrooms, windows and walls need better insulation and caulk. Packages get stolen a lot. ROACHES and fruit flies?? Extermination once a month (if you can afford to stay home for the day) but it doesn’t help, had to buy my own supplies. Thin walls (noise) , occasional loud cars racing down Payson late a night.
Advice to owner:
If you want to keep the tenants that pay on time and could be long haulers, be willing to work with them during difficult times. Constant turnover costs could be avoided if you didn’t blatantly ignore calls and try to avoid open conversations/negotiations.
