Great building but elevator is a key issue

Pros:
Great super, nice lobby, some units are recently renovated, outdoor space on the roof, good laundry room
Cons:
Elevator breaks very frequently, and only 1 elevator makes it inconvenient for anyone living on higher floors. Laundry room can smell sometimes due to proximity to trash

Location is pretty good with a bunch of citibikes stand nearby to compensate for the subway distance David is a great doorman

Friendly doorman & cleanliness of the building
Cons:
One of the rooms did not have a proper heating unit. (other areas had proper temperature control AC/heat units) It would be freezing in the fall/winter so we had to buy our own space heater. We could hear everything our neighbor was saying in the bathroom. Having only one small elevator for this big building was not enough, especially in the morning.

Cons:
Doormen are rarely there, many things in the units are constantly falling apart, if the temp goes below 50 the heater turns on full blast and there is no control

Good apartment, needs better management

Property manager and leasing agents are very nice and helpful. Doormen are also great. Have not had issues with other tenants. Apt size/view are good for the rent.
Cons:
Pests: roaches, both in the apartments and basement where the trash overflows into the middle of the hallway and then there are tons of flies that end up getting into the elevator and making it onto other floors/into your apartment. Management: building staff are great but ADRE is a nightmare to work with and often will ignore emails or calls. Noise control: Insulation between apartments is good, but you can hear every word that’s uttered echoing in the hallway and sound from other apartments on the floor; given how few apartments there are on each floor, it’s not a big deal. If you live facing the street, know that loud refrigerated trucks often idle out back of Fairway which can be very noisy. Only one elevator and when it’s broken that means taking the stairs until it gets fixed - happens several times per year for a day or longer if over the weekend.
Advice to owner:
If the overflowing trash and roach problem were taken care of, I could recommend this building to others.
