It’s a good spot overall

- Security
- Laundry facilities
- Location close to train station and Columbia University
Cons:
- Some tenants are challenging and disruptive
- Corridor floors and carpet need better and more frequent cleaning
Advice to owner:
Improve cleanliness and evict tenants based on Good Cause Law, that passed in NYC in April 2024

Cons:
Slow to respond to maintenance tickets. No porter staff on weekends.trash room is smelly always. Lobby doors needs painting. Tenants pets urine on hallway carpet and in elevators. Front of building lots needs to be cleaned daily. Broken machines in laundry room.

Hire some more help. Respond to tenants. I

Good, but could be better!

Pros:
Security is very good (24/7).
All guest are announced.
Package deliveries are signed in by security & held for tenants, to be signed.
Cons:
Repairs are slow to be completed.
Super is not always available, he works in another building.
Parking lot gate is always OPEN.
Advice to owner:
Please be more empathetic to the needs of the tenants.
Push to complete various jobs, in a timely manner.
