Mcgiffert Hall needs to be gutted.
Former Tenant
Pros:
It's historic. The maintenance staff are top-notch, really decent people who truly care about the seminarians and their family.
Cons:
We've been moved three times within the building, all for various reasons: black mold, cleanliness, pests, a literal hole in the window, electrical issues that wouldn't be fixed, a burst pipe. Because Union Seminary will no longer own the Hall, Riverside Church will, most repairs are slap jobs, at best, to save money. The elevator has been broken so many times, I can't even count. The ADA violations are numerous, and they refuse to address them.
Advice to owner:
Take care of your residents. It's shameful. These are seminarians, for goodness sake.

Ok for your first year in the city
Former Tenant
Pros:
The staff (security, facilities) were wonderful and so helpful.
Cons:
We had SO MANY roaches. And one mouse. But mostly roaches, I killed around 5 every single night for a year.
Advice to owner:
Hire an exterminator
