Great first apartment in nyc

Pros:
Amazing view. Large living room. Laundry in building. Good natural light. Location. Elevator always works. Nathan-building manager- is super helpful and responsive. Have never seen any pests.
Cons:
Hot water doesn’t last long. Outdated kitchen and bathroom.
Advice to owner:
Updating the kitchen and bathroom. Water heater replacement.

Pros:
Nathan and Hector (the manager/ broker/ landlord and super, respectively) are INCREDIBLY responsive and helpful. They are on top of maintenance needs and I see both of them around the building daily. My rent stayed the same between years and is very well priced. This building is well maintained and clean -- they are incredibly honest people.
Cons:
It can be a smidge loud because of the location, but nothing too crazy.

Above a gym whose whole thing is ‘blaring music’ and does not soundproof so it gets very loud early in the morning and in the evening on the level above

Amazing amenities at a super reasonable price. Huge windows, owned by one family, very clean, well maintained
Cons:
Kinda loud on the 2nd floor because of the gym below
