Pros:
Older building but it is well maintained and clean. Washer/dryer available in building. Apartment located in a nice part of Manhattan — easy walk to many nearby restaurants and parks. Overall not a stand out apartment but also no major complains.
Cons:
Super is nice but can be short tempered and difficult to get in contact with as you will have to reach him on the landline only. Property managed by property management company so it’s impersonal.

The super is THE BEST. He keeps the building running!!
Cons:
The neighbors are super noisy, loud parties at all hours. Management company is also difficult to work with
Advice to owner:
Lean on the super for anything you need, he’s the best!

A bit loud, but it is Kips Bay so that is to be expected. Difficult to find mail. Buzzer is very loud in front of building.

The neighbors are great, the location is great.
Cons:
Bettina Equities is horrible! The elevator does NOT work consistently and they only do patch fixes. I’ve been stranded in the elevator when it’s broken in the past. Also, at the kick off I’ve the lockdown the made construction crews show up be in the building and working till enough complaints were filed with the city to get them out. I’m pretty sure that’s how I got Covid. Thanks.
Advice to owner:
Fix the elevator and respond to your tenants!

Good size layout
Cons:
Bad management, elevator breaks ever so often. Poor building management employees. Paper pushers who don’t really want to help just pass on the responsibility to someone else. Terrible building response to COVID or any crisis!
Advice to owner:
Hire better building management staff and stop trying to gouge long standing tenants who have a history of hood payment.
