My Time at the Ritz

Pros:
Front desk team is the best in the city. Such thoughtful and caring people. Rob is the man! The amenities aren't too bad either. One of the best apartment gyms I've seen in the city. Very nice lounge area and very nice rooftop. Bummer we missed the pool though. Maintenance is extremely response. Issues resolved within a day.
Cons:
Amenities fees were like $1000, which felt like a lot. There was ongoing construction when I lived there which isn't the building's fault, but still was annoying. Elevators were at times unreliable and would take a long time to move up and down.
Advice to owner:
Keep it up.

Great building, big rent increases

Amazing doorman, clean building, nice gym in building, central to a ton of train lines, good package management
Cons:
Construction noise, large rent increases with no improvements, new yearly charges for pet and sewage
Advice to owner:
Shouldnt be trying to charge the same rent on non renovated apartments as renovated apartments

doormen are great, they sign for all your packages.
the neighbors are good too
all the apartments have great views
Cons:
hard to get in touch with management initially
the gym charges an annual fee upfront (1000 usd)

The amenities, the friendly doormen, the nice apartments, are all awesome.
Cons:
The fire station is really annoying and the noise from being near TS gets real old real fast. Being woken up at 4am by idiots revving their engines is always a bummer :)

- Lots of space for what you pay
- Generally nice finishes
- Gym in building (extra fee)
- Convenient (close to 3 train lines)
Cons:
- Location (Times Square / Theater District sucks)
- Some tenants can be quite loud

A lot of amenities are advertised but we cannot use (roof deck has been in construction since I moved in……) gym is extra for a “luxury” building. Leasing office is ridiculously unresponsive

Apartment layouts. Spaciousness. Clean and modern. Friendly front desk staff and maintenance crew.
Cons:
Leasing office staff are very dishonest. Practice click and bait. No swimming pool even though advertised. Constant noise from construction or fire engine station. Balconies are barricaded for a year and facade construction was abandoned yet no adjustments to rent for inconvenience caused. You’re paying for amenities you can’t use.

Very close to many subway stations!!! Supermarkets and shopping malls around.
Cons:
Very noisy even if you live in 40th floor but maybe you will get used to it.

Clean Building with Quality Staff

Pros:
Building was clean and nice. Package room and laundry were good. Staff at the front desk are very friendly and maintenance responded quickly. Very convenient in terms of subways nearby.
Cons:
A bit noisy with the fire station around the corner. Windows weren’t sealed properly resulting in a lot of wind noise. Need to pay for gym. Elevators can be a bit slow. Surrounding area isn’t the greatest, but depends on the individual’s preferences.

- Walls can be relatively thin; ambient noise dependent on neighbors

Full amenities, building staff relatively nice and quick to respond, convenient location with multiple subways lines with 5 min walk, pet friendly
Cons:
Time square traffic can be horrible, next to a parking garage that exacerbates traffic, while the building has 4 elevators, it is common for 1-2 elevators to be down for maintenance
Advice to owner:
Biggest pet peeve is the elevator situation - having only 2 elevators to service 30+ floors can be a nightmare on the weekend

Management doesn’t respond promptly multiple times. Package missing several times (from desk didn’t find and was too lazy to do so).

There‘s a fire station across the street which makes apartments in south-west corner noisy; there is always something under construction

This building is centrally located which is nice because it doesn't take long to get to the outer boroughs. The doormen here are phenomenal!! Maintenance is great. Neighbors are quiet.
Cons:
There is a fire station on the end of the block (only a con if the noise will bother you - its really white noise if you're use to the hustle & bustle of NY). Management, particularly Geraldine, tends to be quite spotty with communication. The gym and lounge are extra (~$1k).

Doormen are great. Maintenance comes quickly.
Cons:
Management will make promises like rent credits and lease terminations and not follow through. The building is under a multi-year construction project which is very loud and disruptive. (They’ve even turned our water off multiple times for it) Our shower drain has major disgusting ongoing issues which I’ve heard is building wide.
Advice to owner:
Find a new business. You shouldn’t be in charge of people’s homes.

Doormen and maintenance staff are second to none. Access to trains is great. Apartments are quiet. Great social events (when not in a pandemic).
Cons:
Times Square location can be good or bad. Fire station can be noisy if you’re on the south side of the building on a low floor. If on north side and higher floor, noise isn’t a problem.

Pros:
I love the building and how clean and open it was. The apartment was beautiful and well kept. It had a nice gym that was always clean and a good laundry room. Convenient location next to a lot of subways
Cons:
Very crowded area, the construction is a on going and there was a neighbor who was really loud and obnoxious and never really got handled by management fully which was frustrating.
Advice to owner:
Please be more transparent and take more decisive action against seriously problematic tenants
