The location is fantastic, right by the Fulton station hub, WTC, The Seaport etc. Doormen are great, especially Willson and Juan Carlo. Rent is affordable for the area. Radiator heat that is working well
Cons:
The super is not the friendliest. When there is heavy rain there are leaks. Repair requests may take a while
Advice to owner:
Replace the super. Be more communicative

Great location, close to trains and tourist sites, gas heat that works well, has a 24/7 doorman (all of them are very friendly). Building staff is great.
Cons:
Old building that gets water damage. Super is mean and unfriendly. They charge a $350 pet fee. The property manager Donald has zero customer service skills and is scammy. Many tenants who leave having issues getting their security deposits back
Advice to owner:
Should reward good long lasting tenants. Offer to update apartments when renewing leases. Have some social skills.

Will start off by saying the staff including the doormen and porters are super nice. The rent price for the size of the apartment is cheaper than what you can get around it in the area. There’s laundry on every floor instead of in the basement.
Cons:
The apartments dirty and have very cheap appliances and fixtures. The building takes awhile to respond to maintenance requests. The management office is just plain rude, don’t even bother emailing them. The building is very dark and not very pleasant, though they are starting to update it.

- Lots of space for reasonable rent - Dog-friendly - Doormen are great

- My bathroom ceiling literally started caving in in 2021 due to a leak above me, and I had to pester the super relentlessly in order to get a response lol and even then they didn't fix it all in one trip so I had to keep reminding them repeatedly that someone still needed to come fix my ceiling - Cockroaches took over my apartment and no matter what I couldn't get rid of them. I hope they're enjoying my empty unit now

More/quicker responsiveness to maintenance requests!!!!

By all the trains and the doormen.
Cons:
Thurcon is a shady company and is known in NYC for its cons and how they work with this one particular insurent to take people's money. Not only are all the apartments dark with no natural sunlight, but they make their workers fix-up apartments in the dark, but they are also too cheap to keep the lights on so their workers can work, no wonder all the fixtures are falling apart, they are working on them in the dark. They do not fix anything, the complex has a rating of a D, (it's on the entrance doorway).

Super nice doormen, kept decently clean, no pest problems (in my experience, I know others who disagree)
Cons:
Takes forever to get non-urgent problems fixed (took almost a month to get a window fixed), gets super hot year round, lots of residents complain about mold, bugs, etc. EXTREMELY over priced IMO

Location is amazing. Close to every train station. Ceilings were the highest I’ve ever seen - really unique set up and large space.
Cons:
Uncontrollable cockroach problem. Moved out after found one crawling on me in my bed. They were everywhere. It was like a nightmare. Super was unresponsive. We paid for our own exterminator.
Advice to owner:
I lived here a while ago and it seems things have only gotten worse. Have some human decency.

Awful building owners. Rent raised 60% they told my single mom neighbor it’s because they bought a new building and need the cash stated from their own broker Adis. They just painted over mold when I complained. Neighbor had a gas leak and they would t take her serious. Lower floors have cockroaches. Google Thurcon Properties. That’s who owns it and you will see 10+ yrs of reviews of all the bad stuff. They never return deposits, lie about rent increase amounts when signing the lease. Would add photos or more info but these are the most awful people ever and I actually still live here while I try to figure out

- great doorman - laundry on each floor - elevator - the unit we had was very large - brand new appliances (average) - maintenance comes within the day usually - excellent location, really close to Fulton subway
Cons:
- rent increased far too much for what the building is worth, that’s the reason for us leaving - management is not fast to respond - building is not updated whatsoever, the lobby and hallways are not nice looking - very thin walls, you can hear everything in the hallway as well as your neighbors from inside your apartment - many of the units don’t have sunlight and a lot of them have strange layouts

Laundry on every floor and trash shoot down the hall was really convenient. The doormen are very kind and helpful. I never had any pest issues thank goodness!
Cons:
Fake two bedroom!! Also there was CARPET in the apartment which was so old and gross. Never got the security deposit back and the management company was impossible to reach. Pet fee.

Care about your tenants!!

- Management is non existent. The on-site super will never talk to you or respond to you and the management office only talks to you if you owe them money. They do not answer questions and concerns in a timely manner unless it negatively impacts them, and then they will be complete jerks to you as if you don't matter. - This building is put together lime a jigsaw puzzle. It makes no sense and each apartment is some weird shape and size. As such, ceilings, roofs, walls, and floors are paper thin. You'll probably have neighbor problems because of it. My downstairs neighbors would complain about mtle using a BLENDER in my kitchen... That's how poorly built these units are. And I could hear my next door neighbors WALKING across their apartment. - Payment system is out of date. The super slips your monthly rent statement under your door 5 or 6 days AFTER your rent is due. They only take paper checks and money orders for rent and there's no drop box in the lobby. So you have to mail your rent check or hand deliver it to their office in midtown. - As you'll find on Google reviews and reviews on other sites, this management company is notorious for stealing your security deposit. You will literally need to take them to court to get it back. Perhaps you'll save money on rent over the term of your lease, but beware you'll likely lose your deposit. Literally doesn't matter if you gave the entire apartment a fresh coat of paint...they will always claim otherwise. - They tried to raise my rent by 10% after the first year, with no explanation or upgrades to the building. - Elevators always broken - Laundry machines sometimes broken

Nothing. It was under scaffolding so almost no sunlight, borderline illegal “2” bedroom apartments, terrible management. DO NOT MOVE HERE

Rats next door from the Thai restaurant, garbage everywhere, just a dumpster fire of a living situation

It’s located in a very accessible neighborhood.
Cons:
Many units including mine had horrible experiences with rats and rat mites. The building management kept ignoring our complaints. The superintendent was too lazy to fix stuff too.
Advice to owner:
They should be more responsible and make more effort to make a decent environment for all tenants.

Broken air conditioning never fixed or replaced Broker from Goldstar Properties was a terrible human being (lied about multiple things about the apartment, rip-off broker fee, 70 page lease we had to hire a lawyer to read through) Super was unnecessarily difficult to reach

Not sure if owner was busy the 3 separate times we called but I wish they were more transparent about when we could call them because they sounded extremely inconvenienced when we called.

Location location location. It is why I’ve been here for 6 yrs (tho almost moved last yr). Nice having laundry & garbage/recycling on floor. Doorman for packages is great. Two elevators is awesome. Super on site, and repair quests are often met well.
Cons:
Management is your stereotypical NYC business mind. Bringing things to their attention respectfully and rightfully, has often been met with curt, rude, “blamey”, or even non-existent responses. The landlord Donald is often tactless, and tried to screw me out of money with an outdated application fee. I brought the law to his attention, and he still managed to make himself feel like the victim (“I forgot how in favor it is to the renter” he said). Ne’er an apology. The property manager (perhaps fired now) Amanda Ortiz doesn’t exist. I’m convinced. Also, seems the turnover for doorman has become a bunch of half focused kids who need a job. Elevators and washer machines repeatedly go down, tho repairs are not the worst as far as timeliness. These are simple, honest observations/experiences over my time here.
Advice to owner:
Put people first more and your business/reputation will improve more. Everybody will win. Especially during the pandemic this was clearly highlighted. From mask care, to elevators breaking down for literally weeks at a time, to responsiveness from management. I know how badly occupancy suffered, and the challenge of refilling rooms upon the city opening up again. Quality of living/recommendations to friends moving to NYC are very connected. Thank you for your time. I sincerely appreciate it.

Worst rental experience

Amazing doormen, secure building, laundry on every floor
Cons:
Landlords prevent maintenance team from making repairs so they can take your deposit money; they will charge you for extra months of rent, even after the lease has expired and the property has been vacated; don’t bother cleaning when you move out, they will claim otherwise to take money off the deposit and only after legal action is taken will they return any deposit money at all; the building is infested with bed bugs and roaches and the lower floors have rat problems. The building provided an exterminator at no cost, only for the exterminator to recommend repairs be made by the landlord, who refused; elevators are often broken for weeks at a time; plumbing issues are common and leaks through the ceilings and walls occur often, but management will blame tenants, ask for money to repair water damage and then fail to repair the damage; questions regarding leasing and maintenance posed to management often go ignored. If they decide to respond, they’re typically exceptionally condescending, rude and will lie to try and manipulate tenants into paying more money.
Advice to owner:
More maintenance is needed to control roaches, bed bugs and rodents. Your business practices require more transparency and when a lease is up and the tenants vacate, don’t try and charge more rent. Taking advantage of people during a pandemic is just inhumane. At the very least, it’s not difficult to be respectful of your tenants.
