I wouldn't move to another BLDG building

Pros:
Clean common areas nice neighbors convient location nice gym
Cons:
The management is rude, mean, unwilling to accommodate, and is beyond cheap which means subpar parts that need frequent repair
Advice to owner:
Professionalism, long term tenant appreciation, and social skills all need work

Pros:
- Location - I can't imagine living anywhere better - Nice new flooring, which makes my apt feel clean - Behind the mirror medicine cabinet storage - Natural lighting - Water pressure
Cons:
- Dirty air that comes in from the street when windows are open - Outside windows never get washed - Never know what exactly gets done or fixed when I submit service requests (lack of communication) - Very expensive

This is a nice building with OK managers

Some of the doormen can be a hassle to work with, the super is mean, the super is hard to work with for repairs, the super is not always available

Location, it's right above the busiest subway station of Manhattan, walking distance to almost everywhere

It's an old building, water pressure is so bad, had a lot of times draining problems

This building is super clean and nicely done. The apartments are really clean and have great layouts/floor plans. The kitchen appliances and bathroom appliances are new and beautiful. Ample closet space. Package room is nice to have as well and the doormen are wonderful kind people :)
Cons:
The super and handyman are completely unresponsive. I had to put in the same work request three separate times and then talked to both of them in person about it multiple times. They always said they would take a look/take care of it but they NEVER did. I had to hire someone from outside the building. Terrible service. The gym is nice and good to have for sure, but there’s only one key for it. You have to go to the doorman and ask for the key every time you want to use the gym. The capacity is also only 5 people at a time which seems a little ridiculous (it’s not that small). Additionally the people i encountered in the building were just flat out rude. I’ve never seen anything like it in the 20+ years I’ve been living in NYC.

Can't control heat, can get hot in apartment, can't get into gym 24/7 have to get key from doorman
Advice to owner:
Rent is WAY TOO HIGH

Great location sadly impacted by pandemic with retail, supermarket, and food closures Well maintained building Doormen nice
Cons:
Non-responsive super Maintenance requests often ignored Your rent determines quality of service needs
Advice to owner:
Like others have said, the super is irresponsible and is opening you up to liability. Repair requests can take months to be addressed.

Pay the Super, Get Work Done / Slow or No Response from Mngr

Clean and well maintained. Good size apartments with little noise except construction. Great doormen. Utilizes BuildingLink to track packages, deliveries, repairs, and visitors.
Cons:
Super deletes requests from BuildingLink by marking as complete when incomplete and does not conduct legally required inspections. Greater chance to get things done if pay super on the side. Mngt slow to respond unless in a $5K or up apt.

Union square prime location

Pros:
Super is very responsive, all but 1 doorman is respectful, polite and do their jobs. Only 1 doorman is lazy, at times disrespectful and doesn’t want to work. All others are great! Porters are hardworking and nice too. Building is well maintained. Location is great! Apartment sizes are decent.
Cons:
Many residents are first year college students and they’re experiencing there first time away from home so they act as if they’re living in a dorm. Loud parties with no consideration for other tenants. Aside from that, most people that have lived there for many years & are good decent people.
Advice to owner:
Make sure your tenants who have been loyal and have lived there for many years are happy by ensuring that the transient short-term tenants behave and act like responsible citizens considerate adults.
