Chaotic, fun place to live for a year but prob wouldn't rent again!

Pros:
Super fun area, close to any bars/restaurants/shopping you could want which makes it a destination on the weekends. Loved having friends visit in this apartment because it was convenient to everything!

The super was very nice when we first moved in and even installed our TV for us. Everything was addressed pretty quickly. The building allows flex walls as well. I believe we didn't have to pay a broker's fee which was great.

Trash situation was bad when we first moved in but improved so much when they replaced the bins. I liked the ButterflyMX intercom system b/c it was convenient. You could tell they were trying to improve the building cosmetically but IMO they focused on a lot of the wrong things.

Rooftop in the rear building was nice and scenic view!
Cons:
The worst street noise I've ever experienced was in this apartment. Since this building is next to a popular pizza place (Rubirosa) and walking distance to a lot of bars, expect every annoying tourist and 20-something from NYC to be posted up outside of your window & blocking the building door/sitting on the stairs, smoking cigarettes and weed from 6pm-midnight EVERY SINGLE DAY. There is also a store downstairs called Fried Rice which has an in-store DJ from 12-6pm daily, so prepare to feel the bass bumping when you're trying to work from home if you live on a lower floor. Basically you're battling noise from 12pm-12am daily if you live on a lower floor, not sure for those living on higher floors but this made living in the apartment difficult.

They also marketed the building as having a "courtyard" but its literally the trash area with some chairs around it??

Common areas: It was clear nobody cleaned the common areas like lobby (mail, dirt, fallen food, everything) would sit on the floor for weeks and flies would fly around. There was TONS of package theft in the building and if you aren't home the day your package arrives expect it to get stolen - don't expect the building to do anything about the lack of security, the front door was broken 80% of the time we lived there, and anyone could walk in.

We had a bug problem for about a week which was resolved quickly towards the end of our lease, but the exterminator told us that this building has a serious infestation in the basement which was unsettling to hear.

The brick walls were unsealed which meant that little small pieces would flake down onto any of your furniture which was annoying to keep up with.

The building wouldn't turn on the heat sometimes as it started to get cold, and we would have to text in order to get it turned on.
Advice to owner:
clean the common areas. such a small investment and helps the quality of life for your tenants. Please seal the brick walls as well.

SO MANY RATS. Awful management.

Pros:
Location, new appliances.
Cons:
I lived in my unit for about 4 months before I started living at my boyfriend's and just kept paying rent for this awful money pit.
- Awful management company (Willowick). I'd ignored the reviews on yelp but after living in one of their units I'd say their 1.5 star rating is too kind.
- Their realtor from Compass lied about everything and said there was no deposit, listed the rent at concession price and only informed me about rent concession during lease signing, they all violated state law by improperly handling personal information and sending sensitive information over insecure communication. They still deceptively advertise their larger studios as 1 bedroom units.
- Unit was dirty and dusty at move-in time and the closet door wouldn't close because they were both improperly installed and getting stuck on the warped flooring
- Upstairs neighbor had loud parties and no carpets, tons of overhead noise
- Basement door was always left open, huge rat problem in courtyard so they were always inside the building walls; me and my neighbor could hear rats scratching in the ceilings every night. I would always keep my bathroom door closed because they were so loud I was constantly afraid they would chew through the walls
- Radiator heat was not on consistently until mid-november (well after legally required time), complained to super and he claimed they weren't obligated to keep it on all the time
- Loud clanging from radiators / radiator system needed flushing and other maintenance they clearly were not doing
- Door to front building constantly broken (would not close unless forcibly pulled shut) or left propped open, lots of mail theft; super claimed that nothing could be done because the door grease didn't work in cold weather, I told him that made no sense and he should use a door lubricant that is rated for freezing temperatures
- Cable outlets did not work because of bad wiring in the unit (I saw the spectrum tech's line readings), they refused to replace the coax cables in the unit so the only spectrum could get internet working in the unit was to open the wall panel and plug directly into the line that came from the basement (there were like 6 cable outlets in the room and none worked)... they said the entire line inside the building needed to be replaced but the super refused access, building had frequent internet outages. Complained repeatedly and they just said "the last tenant never had any problems working from home".
- My neighbor's intercom never worked after a year, and there was water leaking down her brick wall from other units in the building for the entire year. Video intercom was useless unless you were home because they didn't link it to your phone or provide any access through the intercom company's app.
- Brick walls are not properly sealed so they crumble dust all over the unit and create terrible air quality; pointed it out to maintenance guy and he laughed and said they're all like that (no they're not, you're supposed to seal exposed brick).
- Dilapidated rusty metal trash bins were full of holes and rats, myself and other tenants were afraid to take out trash after dark due to the rat problem. Trash was not consistently removed on trash days and there was often a huge pile of trash in the courtyard for 1-2 weeks, increasing the rat problem.
- Carrera marble wasn't properly sealed so it was cracked/chipped/crumbling and covered with water stains
- Finishes were very cheaply done, bad electrical work (electrical feedback from ungrounded outlets + regularly blowing ceiling lightbulbs), cabinets all wonky and misaligned from being really terribly installed
- You pay rent for your entire last month but they make you move out before 12pm... they didn't schedule anyone to do my moveout inspection so I had already had to reschedule my movers to come early and then had to wait after the move out time for a Willowick person to finally show up to inspect the unit and take my keys. Moveout inspection confirmed I left it in immaculate condition and then they were really shady about returning my deposit (refused to provide information about deposit handling they're legally required to provide, tried to delay returning deposit beyond the legally required timeline to refund it, tried to charge a processing fee for returning the deposit... took hours of back and forth and threatening legal action to get the full deposit back)
Advice to owner:
Have some basic human decency and aim to be minimally competent

Pros:
Building is well kept and in a great neighborhood- the actual units are super nice as well. I was here for 3 yrs.
Cons:
Mulberry management is impossible to deal with an are robbing their tenants. The rental increases are absurd and they handle everything extremely unprofessionally.
