Cons:
management is rarely helpful or responsive, they jack up rent an insane amount if you want to renew your lease, we’ve gotten several threatening letters from con edison about heat being turned off due to canvas properties not paying their bills
Advice to owner:
pay your bills !!!

- always having to wait for hot water
- the loudest heating system
- no heat
- management needs several reminders to resolve issues
Advice to owner:
Continued communication makes tenants more knowledgeable and less likely to continue to complain

good location, tenants in building are decent depending on who you live near.
Cons:
THIS BUILDING HAS A RODENT INFESTATION. trust me. you do not want to live here. management refuses to do anything to fix this. the management does not respond to tenant emails and calls, nor does any other agents from building management office. impossible to get ahold of anyone, resulting in dangerous situations. they have been reported to 311 numerous times. people as high as the 5th floor have reported mice infestation. do not come here.

Pros:
The building itself is nice enough. It’s a pre-war walkup, nothing special. The apartments are renovated to be more modern. They’re also usually pretty good about trash disposal.
Cons:
THE MANAGEMENT COMPANY. Dear lord, I have never encountered so many incredibly incompetent people in one place before. First of all, it’s a revolving door so you’re never speaking to the same person twice. These people are horrible at their jobs. They’ll harass you for months for money you don’t owe them, forget to pay their bills, and refuse to pay ConEd when they threaten to cut power and heat to the building in the middle of winter.

Also, be prepared to live with critters aplenty. They only treat for pests every six months, so you’ll become intimately acquainted with the roach and mice colonies living in the walls!
Advice to owner:
Hire a different management company, Canvas CLEARLY can’t get their sh*t together.

Pros: good water pressure, nice neighbors, great area, clean building, good natural light

Cons: everything else. Cockroaches, mice, thin walls, water that takes forever to heat up, loud radiators, apartments that have a new issue each month, shitty renovations, small rooms
Advice to owner:
This is by far the worst property management company I have ever dealt with in New York. First, they tried to charge us the gross rent, when our lease expressly said we had a rent concession and only needed to pay the net effective each month, since we do a month free. They also tried to charge us a second security deposit 9 months into our lease! These issues took three months to resolve and a lot of tears and frustration and at the end of it, we didn't even get an apology. They even admitted that they didn't have our full lease! They lost it!
When my roommate and I decided that enough was enough and we wanted to leave the lease early and we figured that this would be better for everyone (they clearly wanted to rent it out at a higher price and were trying to push us out), they wouldn't even let us leave the lease one month early without paying the entire concessed rent and giving up our security deposit! Obviously we rode out the remainder of the lease, since we didn't have 10k laying around to pay them.
They also are so unresponsive and bad at their jobs, that I genuinely don't know how they're in business still. We recently found out that they did not pay Coned for the heat for almost ten months, so Coned sent TWO notices saying they will be turning off the utilities (except electric, which tenants individually pay for). After the first notice, Canvas said they had paid the outstanding bill. Well, they flat out lied. Coned sent a second notice. I emailed Canvas countless times to get them to pay the bill and they've now said that they paid it, but will not provide proof of payment. So now, our heat will probably be turned off tomorrow IN THE MIDDLE OF WINTER.

I have dealt with shitty management companies and landlords before in New York. I've had landlords who didn't give back a security deposit for a bullshit reason. But no one has been as incompetent, unresponsive, and rude as Canvas. Stay far away from them if you want to keep your mental health.
