Overall a Good Apartment

Pros:
- The area is relatively unproblematic. Close to quality coffee shops, bakeries, grocery stores, etc. - No major habitability issues with the apartment nor any weird, malicious activities from management after several years of living here. - When I needed minor repairs they were completed right away, as there is a super on site who can do minor repair work. The super (V) was in and out w/o issue. - Management has stayed out of my hair until needed, and then they are prompt, almost all the time. - Efficient size for one tenant, imo cramped but possible for two - Electronic billing - Pet friendly
Cons:
- Cleanliness: It would be nice to come home and do laundry in common areas that weren't so dirty. Even if mgmt were to send a cleaning crew once every two weeks, or once a month consistently, that would help. It feels like someone cleans the hallways maybe 2-4x per year at MOST. It seems like the laundry room/basement hasn’t been cleaned in years. Mgmt does set traps for roaches and has an exterminator come intermittently, but common area cleanliness - incl bugs - is still an issue. I’ve never seen rats/mice here, but roaches regularly (usually dying though so they are definitely treating). The hallways you can hardly breathe sometimes due to the dog pee smell and stagnant air. If they cleaned regularly it wouldn’t be as bad. - Noise/Privacy: The neighbors themselves aren’t noisy, but you can hear every phone call next door and every step above. The people below you may become irritated and bang on your ceiling just bc you’re walking across the apartment (or otherwise making normal/minimal noise) after 11pm. No one has privacy but I guess that’s relatively normal and might not bother others as much. I have gotten used to it for the most part but it would be nice to feel like I’m not still living with roommates. Also - if you live in a rear facing apartment there is a school of screaming children every school day.. rarely but sometimes frat bro parties late into the evening
Advice to owner:
Have the common areas cleaned, make sure the cleaning crew does a good job. A little vacuuming and deodorizing, wiping down of common area appliances would be appreciated.

Pros:
I love living near the ferry and the East River in general. The area has a lot of options for food and is generally quiet and easy going. The apartments themselves are small but efficient. I haven’t experienced any major habitability issues. Utilities are reasonable. Quick response to issues.
Cons:
The common areas are regularly dingy and un-vacuumed, roaches in the basement by the laundry although the building does regularly put out traps and it’s not that bad. My least favorite part of the building is how paper thin the walls are, I can hear every conversation my next door neighbor has and I’m sure vice versa. The neighbors above and below same deal.
Advice to owner:
Pay more care to up-keeping the common areas.

Worst building/apartment I’ve ever lived in.

If anything, the location.
Cons:
Pest, pest, pest. I had a mice invasion for almost 2 months and all they said: it’s a common problem in the area so I had to try and take care of it myself. Roaches in the hallways etc.. just disgusting. You can hear EVERYTHING! It’s like you’re living with in one apartment with your neighbors, that loud. It’s not getting cleaned, even has dog shit laying around in the hallway for days. The dirtiest laundry room in the world, one machine was leaking so badly you would end up in a huge puddle after. Forget getting a response if you need anything. Just don’t! I couldn’t even stay for my full year and broke the lease..
Advice to owner:
Read the above and take care of it. Start acting responsibly!

Regular 5th floor walk up building on Manhattan

Pros:
The big apartment for a good price. Location. Good heat and not to hot during summer without AC. We used to live there for 3 years and was happy. It’s not so bad , just don’t rent apartment on the 1st floor.
Cons:
Roaches, dog shit in front of the building , washer machine in the basement is bad, the superintendent is not cleaning the building properly.
Advice to owner:
Cleaning the building more often and dealing often with roaches
