Great Gramercy Park building!

Pros:
Great location, extremely responsive management and super. Excellent water pressure. Units are very beautifully designed! Oh and awesome neighbors!
Cons:
Heat was not great at times, unfortunately had issues with pests, specifically roaches. Made living there a bit stressful.
Advice to owner:
Fix bus issue please!

Location awesome - right off union square. Very convenient to subway, shopping, school, restaurants.

Building common areas generally clean. No observed security issues (there are cameras, virtual concierge so that not just anyone can enter the building).

They did a good job with garbage management.
Cons:
There are restaurants on street level. Can be very noisy in warmer weather fairly late in the evening (11 pm/midnight) due to outside diners.

Super is not responsive. Gave up after several months of repetitive pinging to get shower door replaced/shower faucet fixed.

Heat in the winter was poor. Complained repeatedly about apartmemt being freezing cold. Finally had to resort to buying an outdoor thermometer, taking a picture of the temperature in my unit (40 degrees F) and sending it to the landlord (the landlord was also unresponsive to complaints about the temperature at first. I wasn’t the only tenant experiencing severe cold.

Building lost heat completely for several days this winter. While there was an initial communication to tenants about the issue, follow up status updates on efforts to fix the issue were lacking. Complained to the city.

Doesn’t feel like the building has insulation.

Takes a long time for water to heat up for shower.

No clear way to recycle anything other than boxes (no instructions ever provided)

Carpet in the building hallways on residential levels is worn - looks very sad. In building laundry machines do work, but the laundry room is filled with lint.

Landlord can be hard to get hold of. Phone calls to main number are only answered by an answering machine. If you are lucky, you’ll get a call back within 24 hrs. Tried sending email to the email address mentioned on the answering machine recording - never got a response. (Note: the recording states this is the best way to reach them)

There is an app provided to tenants for rent payment, reporting maintenance issues.

The maintenance issues reported via that channel are not promptly acted on
Advice to owner:
Up your game. The rents in this building are way too high for the level of responsiveness exhibited.

Atrocious garbage and pests abound but nice apartments

Beautiful street, fireplaces in most units, good laundry machines.
Cons:
Garbage control is horrible, smelly garbage piles are a continuous presence in the courtyard, the common areas reek of garbage and Clorox. Plenty of pests - mice, roaches, waterbugs. Rare for a day to go by without seeing one. Management is absent - takes weeks to return an email.
Advice to owner:
Try harder to respond to emails
