Management and Business Practices Are Disqualifying

Pros:
Excellent location near public transportation, shops, and restaurants Rent is only reasonable for rent-stabilized units Close to a great park
Cons:
Apartments have poorly repurposed layouts and feel cramped Management often ignores or delays addressing major issues and problems Terrible record-keeping and lack of transparency Reduction in rent-regulated apartments over time No elevator, which is inconvenient for residents Premises are poorly tended to, with frequent maintenance issues and unclean common areas Hugely overpriced for market-rate renters Ongoing construction and remodeling in commercial spaces on the ground floor cause noise and disruption
Advice to owner:
Stop neglecting your responsibilities. Address major issues and maintenance requests promptly and transparently. Regularly maintain and clean the premises to ensure a decent living environment. Stop reducing rent-regulated apartments and be honest with tenants about any changes. Minimize disruption from construction activities and provide timely updates about them. Your current practices are unacceptable and need to change.

Vast Unrepaired Leaks

Cons:
Unit not cleaned before move in, shoddy fixes evident, most importantly had over a dozen leaks in the ceiling/walls which were unrepaired, was months without even an answer. Like if it’s a summer storm I need to sprint home or my bed is soaked level of bad. Headed to housing court!
Advice to owner:
Fix the buildings and don’t be a dick

Old poorly maintained building

Pros:
Neighbors are ok, nice area. Prime location in nabe and close to Transportation. Very quiet neighborhood. Easy to pay rent on online PortAL. Large apartments for price point.
Cons:
Pest control is abysmal: cockroaches roam the hall, tons of flies. Only one elderly yet sweet super who can address tenant apartment needs (ie. Fix stuff); takes company a long time to address needs. Common areas reek of cat urine/ waste. Rarely cleaned. Packages go missing all the time. Very steep staircase. Narrow and tiny garbage chute. Paint chips all the time, apartment was poorly painted and maintained when I moved in.
The building did NOT implement covid controls when I was moving in, and that made the move even more stressful and seemingly unsafe.
