Pros:
- The location is hard to beat; near the 1/2/3 express stop, sandwiched between large parks, one block from Fairway, a few blocks from Trader Joe's and Zabar's, great Citi Bike and Greenway access. I'm sure your broker will tell you more.
- The apartment was nothing fancy but was almost completely adequate and relatively low priced for the neighborhood even though there are better deals (but see cons)
- The loft partly made up for the small square footage
- The neighborhood is very quiet. I almost never had noise issues from outside, and neighbor noise was okay (and almost never occurred at night).
- I did overhear some tenants were starting a WhatsApp group. I haven't yet joined though.
- Only one roach in my apartment in the <5 years I've lived here. That's good right?
- Management is GENERALLY responsive. They just switched to an online ticketing system which was great. But there is a HUGE asterisk (see cons).
- There is in-building laundry and an elevator, but see below
- Property management changed recently, if I recall correctly. My impression is that management might improve over time.
Cons:
- Multiple tenants on the top floors experienced multiple ceiling leaks from rain. Management did respond but was slow to act sometimes, and 311 may or may not have been called. The main issue is that they patch it up and then it leaks again, not that management completely ghosts you or anything. This is by far the biggest issue. No other issues come close.
Nitpicks:
- The laundry machines are not well maintained. I think some tenants actually just use laundry services or laundromats.
- The elevator must be the slowest elevator in the city, and in the top 10% of smallest elevators. There were also some issues with the elevator lately, though I was never affected, and the issues were usually resolved in a timely manner.
Advice to owner:
The building is nice, but please figure out a way to permanently fix the leaks

fine, if you like overpaying

Pros:
the neighbors were generally friendly and quiet. the street is peaceful, aside from all of the rats and garbage at night. the elevator worked for the whole time we lived there, which is saying something.
Cons:
woke up multiple times in the winter without heat or hot water. multiple times the water that came out of the faucet was brown. there was water damage in the ceiling of our unit, and mold on the bathroom ceiling. the laundry room is DIRTY and the machines were super finicky. WAY TOO EXPENSIVE for what it was.
Advice to owner:
get a real job, stop being a landlord.
