Decent building, but absent landlord

Pros:
All of the neighbors I have talked to are friendly, several families live in the building. The unit itself is fine and I have not had any pest problems within my apartment.
Cons:
The landlord and current super are both very hard to get ahold of. There were problems with the heat not being on when it was very cold out in the winter, it would go off for several days and we had to make a complaint with the city. The landlord was very unhelpful with this. The common areas of the building are a little dirty, not cleaned very often, and sometimes the recycling stays full for a while.

Older tenanent building - Cockroach infested

Pros:
Decent apartment. Convenient location.
Cons:
This building is infested with cockroaches. They send exterminators each month but that isn’t helping. The entire building is infested. There are dead cockroaches everywhere in the building and you have to step over them as you come in and out of the building. The heat is intermittent and sometimes doesn’t work when it’s really cold out.
Advice to owner:
Clean your building more properly.

Pros:
Laundry in building, decent neighbors, access to nicely sized backyard, rooms averagely sized. Super responds usually within the hour but closer to just 10 mins, he’s helpful for small things around the apt if there’s a problem but not much else. There is laundry in building but read my cons if you want more info on that.
Cons:
Building recently changed management(within the last 6 months?) And they’ve been EXTREMELY slow to answer concerns. Was advertised as having laundry in building but the dryers weren’t working when we applied, we were assured that it would be fixed shortly. Its been OVER A YEAR and nothing. We’ve had to take our laundry out to do it which is an inconvenience and an extra expense. No indication management will have this fixed anytime soon. Also I heard another tenant complain about rats in their apt? That’s not a problem in our apt but I wouldn’t put it past an nyc building. Also there’s a trash can in the backyard that stinks and literally hasn’t been moved since we moved in and it makes the backyard smell sometimes, and I’m not moving it bc how vile it smells and also it weighs ALOT So I doubt anyone else will do it. They take forever to respond to ANY EMAIL you send and anytime you call they NEVER PICK UP. Even for time sensitive things like a lease renewal! After responding they didn’t even only addressed ONE Of our concerns and ignored the other. What’s the most annoying is the audacity they had after “managing” this building for less than a year and after us only living here for one year they’re RAISING THE RENT ALREADY. Like they’ve yet to improve anything the building to make rent here higher in fact they’ve done nothing to fix problems that make them meet the buildings bare minimums that were advertised to us when we accepted our offer.
Advice to owner:
RESPOND TO EMAILS (IN A TIMLEY MANNER). PICK UP PHONE-CALLS.

Pros:
Pretty well maintained building. Nice backyard space. Not noisy at all. The intercom system works well and there is an app available to enter the building. Super is pretty responsive.
Cons:
The laundry facilities do not work and the management company has not been responsive at all for fixing them or getting in touch with someone who might. It was advertised as having laundry facilities but dis not work. The heater in the largest bedroom in my unit only works like 20% of the time. Also getting in touch with management is super difficult.
Advice to owner:
Fix the laundry facilities. Also clean the entry doors a bit more.

Hold the super accountable for repairs.
