I'd recommend staying away from any Trion buildings if possible. They don't meet basic standards, and what they do borders on illegal and some things are illegal. When we moved in, it wasn't ready. Burners didn't work, oven and stove were filthy, bathroom not clean, etc. That is illegal and doesn't meet the warranty of habitability. If you're in real estate, don't work for them. If you're a tenant, don't move into one of their buildings. They seem to want to save money by making the super (who's excellent) take care of everything, but he can only be in so many places at once. It's been a very bad experience. Also, didn't had hot water or heat or gas for most of the winter. They've had boiler problems that never seem to go away and they've spent years saying they're fixing it.
Advice to owner:
Start treating your tenants like humans

Pros:
The super was nice but just too much put on him.
Cons:
The property managers are absolutely horrible. Refused to fix work after months, went without gas or hot water for months, and acted borderline criminal after filing complaints. Never ever worth the price for one of their properties.
Advice to owner:
Learn to take care of your properties and take responsibility for your tenants.

It could be a nice building if it was maintained properly
Cons:
Constant heat and hot water outages sometimes for weeks at a time. Not enough garbage storage, it collects in the lobby and is the first thing you smell when you enter the building. Nothing ever gets washed or sanitized properly. Numerous plumbing issues. Rude management.

Nice roof, good location
Cons:
The management company will lie to you and renege on their agreements. They have done a terrible job maintaining the building. The hot water is unreliable, sometimes off for a week or two. The gas line failed last year and we were without a stove for 3 months. Packages are stolen constantly but they don’t care. The security camera in the lobby is only for harassing tenants, not catching package thieves.
