Pros:
Okay location to current places in the area.
Cons:
The building structure is falling apart and needs significant repairs. Noisy neighbor, and the buildings are filthy. Pest control is high. The landlord is mid-responsive to your issue about the building due to its age. The rent is not worth the money.

Building roof is in terrible shape

Pros:
Apartments are big and they get a lot of natural light
Cons:
Poor pest control: lots of roaches, poor management of the building (there are wholes in the walls, the floor is pasted with tape), and the roof is in poor shape (lots of leaks). The super has brought up that the roof needs to be fixed asap but landlord is not doing anything about it
Advice to owner:
Fix the roof - it’s dangerous for the lessors to live in this place
