Nightmare at 326

1. Neighbors are very friendly and helpful. 2. Good shops nearby for food. 3. Close to the train station.
Cons:
Too many to make a complete list, but the most notable are the following: 1. The Landlord and the management company take turns on avoiding your requests, but make it a priority to harass you for any overdue rent. By harass, I literally mean banging on the door / sending people to intimidate you. 2. While I was there, there were approximately three superintendents, each of diminishing quality. The first super was actually quite helpful; the last could benefit from a different line of work. 3. Repairs? You have to withhold rent for a few months until they finally cave in and repair your unit. Make sure to set up escrow accounts to put your withheld rent in for when they try to threaten you with legal action. 4. Heat and hot water? They're luxuries. The boiler had always been hit or miss for a few years, but it really start crapping out in September 2023. Buy a space heater or expect to wear layers on layers to go to bed. Important in-person meeting in the morning? Shower the night before (if there's any hot water then). 5. Rats. Everywhere. Careful moving the lid of a container in the garbage area because those rats are social. You can also hear rats crawling in between the walls as well. 6. SEVERELY OVERPRICED. You will pay premium rents to be denied the most basic of needs such as heat, hot water and peace. 7. Lack of safety. Packages stolen so frequently that neighbors had to start looking out for each other's packages. There was also an incident where an unhoused individual with mental problems proceeded to break into the same vacant apartment for the span of a month or two. Police would show up and escort him off the premises just for him to return; management was alerted of this, but proceeded to do nothing. The vacant unit was left unlocked for viewings despite this safety issue.
Advice to owner:
Nothing. I don't think any advice would get through to him.

The neighbors are friendly and willing to help always... only pro
Cons:
Roaches, rats, management is a complete and total disaster. See a list of cons below:
- Finance office will pull rent $ from account without permission.
- Additionally, management won't answer phone calls, texts, or emails for days to weeks, and when they do, they don't provide answers or clarification on issues you are bringing up.
- Throughout this winter, we have interrupted HEAT and HOT WATER at least 1x a week, with no help from management.
- Building is infested with roaches and first floor deals with rats and mice because the building workers refuse to follow the garbage schedule.
Advice to owner:
No advice to them, SLUM LORD.

RATS, RATS, RATS, LACK OF SECURITY

Rats, rats and lousy management who doesn’t respond adequately or timely, the guy and woman who are supposed to be managing it are zeros. And bogus security cameras, everyone knows they are fake so we have huge package thefts

Get rid of current management company, invest money on pest control and security cameras, fix lobbies, DO SOMETHING

Good apartment but horrible management

- apartment nicely renovated - washer/dryer in unit - convenient location - safe neighborhood - very quiet (can't hear cars, street noise, etc)
Cons:
- rat and cockroaches infestation - heat/hot water often not working in the winter - management unresponsive - cooking gas was not working for 10 months, landlord did NOT tell us when we signed the lease. We found out once the lease was signed and when we contacted the gas company to set up an account - rent increased by 14% in 2 years
Advice to owner:
Be more responsive and take tenants seriously when they submit a request/complaint

supers keep changing, garbage bins overflow and the trash area is smelly sometimes, i once saw a condom in the window in the stairwell that stayed there for months.

please do better.

Nice amenities and location. No trash stored in building. Street is mostly quiet.
Cons:
Management is simply horrible. Super often does not know what to do, though is nice. You will overpay for what you get. Mail was stolen several times.

No Heat in Building

The super, Jelo, is a great guy.
Cons:
This building is regularly below the legal limit for temperatures in NYC. The tenants of this building have had to sue the Owner the get adequate heat in the building. As of December 2021, the heat remains below legal levels.
Advice to owner:
Heat the building adequately and people will stop suing you.

NO GAS AT ALL

It was cheap and looked “nice” but everything pretty much broke the day we moved in , cabinets etc. to

No gas!!! We moved in under the guise that the gas would be turned on soon and then we found out there had been no gas for 8 months prior, so they gave us a hot plate but no use of the stove or oven and no communication to be turning it on soon. We did not receive any cut in rent for this problem.
Advice to owner:
Turn on the gas!!!!

The Affordable place to live
Cons:
Infested with roaches, unresponsive management, and constant issues with hot water not working properly.
It is the best-upgraded apartment! The washer dryer and dishwasher are key in this neighborhood! The supers have been amazing and fix everything you need ASAP.
Cons:
The heating can be loud and with working from home due to COVID-19 the heat could be on more. The biggest con to the building is the package theft problem. I normally just ship packages to the amazon locker right next door at the Duane Reade.
Advice to owner:
Fix the cameras and update the security to have a virtual doorman.
