Good first apartment

Pros:
Elevator building with trash shoot, shared laundry, and roof top
Cons:
Heat is uncontrollable and stays on until June, making the apartment 80° occasionally. Laundry in building, but requires quarters. There are certainly some out of date features that would be an easy update that would go a long way.

Pros:
The building is very wells maintained. Anytime I had something that needed to be fixed I just submitted a ticket on the online portal and someone was there the same day. Elevator, trash chute, laundry, key fob entrance, this building really has almost ever ammenity.
Cons:
Overall no major cons. There are strict rules for the shared rooftop however they are not enforced.

There was a water leak in my ceiling, and it took the owner days to respond.

Great place with great rooftop; some negative points

Pros:
The rooftop is amazing, great place to relax. Units are good. A/C, and centralized heat only.
Cons:
The management is not that good. They get really pushy if you have issues paying the rent, no matter what. They tend to increase it in case you are late, telling you that you can get evicted, even during Covid situations. They even increased the rent during the beginning of Covid, and later on when everybody decreased it, they just kept it as it was.
If you want to pay rent with ACH deposits, you'll need to pay a fee. Considering you will do it 12 times, it's a considerable number.
Advice to owner:
The plase is great, maintenance works super nice, but please rework the payments area.

Pros:
The roof was really nice and everything is pretty much what you see in the tour. The landlords were very nice and attentive, sent back the full deposit without issue and there really wasn't any sense of sleaziness/cheating us that we had previously experienced in other small buildings. That being said we paid full freight for the remaining 10 months of our lease during a pandemic/price crash so they probably liked us.
Cons:
Have heard complaints from those living on the street side of the building that it is loud at night due to the bars (was not an issue at all on the back side rooms we had. Tenants were nice but could be gruff in a typical New Yorker way, interesting mix of locals and transplants. There were issues with people getting in and stealing packages in the lobby (never for us) so people may not let you inand were wary about those sorts of things which can be annoying. Steam heaters are also very very (too?) powerful but thats typical. My room had big air leaks through the external mounted AC/Heat system which was rough in Winter that they couldn't fix and I had to seal it off myself with a
