Unbeatable Location and Great Management

Pros:
As the title suggests, this location is unbeatable! Very well connected to transit, things to do, and a few grocery store options. The doormen are incredibly nice. Although the laundry is a bit pricey, there are PLENTY of washing/drying machines and the room is always impeccably clean. I have never seen a cleaner basement in New York City! They also have a great package handling system. I never fear my packages being stolen. Anytime we had maintenance issues, the management responded basically instantly and fixed the problem in under an hour. Some residents complain about noise which is why I gave it a 4 star but honestly, we lived on the 15th floor and rarely were bothered by street noise - just a normal amount you would expect living in Columbus Circle.
Cons:
I wish we could live here forever for all of the reasons listed above, however, it is a bit out of our budget. I think it is a relatively good price for the area but we are moving out to cut costs. Also worth noting.... our utilities were practically negligible. ~20/month in the summer and ~30/month in the winter. We did live in a studio so maybe that's why they were low but I was pleasantly surprised.

The building is in a great location, close to the park and Columbus Circle subway stop... that's the only positive.
The doormen are very nice as well.
Cons:
The building is constantly under construction, there is always drilling and sawing noises loud enough that it feels like your walls are shaking. Good luck getting anything done if you work from home.... and they won't make accommodations regardless of the circumstances. Don't even get me started on the management. The one leasing agent is condescending, rude, and will tell you to "let him finish" not even ten seconds after he cuts you off. He couldn't care less about you after he has your down payment and security deposit. The elevators are also always busy because the first 6 floors are all doctors offices.
Advice to owner:
Maybe care about your current tenants a little instead of the future tenants you don't even have yet

Clean, no pests.
Cons:
Construction noise is possibly a deal breaker for many people. Rent raises
Advice to owner:
Figure out how to keep construction work quick and quieter. My entire apartment was vibrating at almost daily on/off for a few hours for months

Friendly doormen, generally good appartment, excellent location

Pros:
Package room is sufficient, doormen are friendly and helpful, enough elevators, opens up to 57th and 58th, next to Columbus Circle subway.
Cons:
Smell in the hallway, rent increases are skyhigh, on lower levels not enough direct sunlight, slightly thin walls, dated (but functional) HVAC.

Management will harass you and treat you indecently. The construction noise is terrible. This place is a joke.

Building is clean and service is very good as well. The location is great and the accessibility is awesome
Cons:
Laundry is way too expensive and is shared between 315 57th and 330 58th in the basement, so it's kinda far. Wash+Dry costs around 10 bucks per load. I've been unlucky with multiple noisy neighbors that go late into the night, so I've had to reach out to management multiple times to complain.

Not bad, not luxury

- Great location
- newly renovated
- friendly doormen
- no trouble with packages / mail
Cons:
- increased rent 70% YoY, and then by 45% the follow year
- come home to entire food cabinet and bathroom medicine cabinet covered in dust because of work on the floor above (no notice)
- was charged $500 by the building worker because my move in driver was 15 minutes late past 5
- cannot control transition to heat or AC, so spend ~2 months each spring and fall in conditions that do not allow a full night’s rest
- unexpectedly upgraded the laundry machines, which was nice, but now costs $40 to complete a weekly wash and dry
Advice to owner:
While I understand profit maximizing is your objective, it has reached the point of inhumane.

DOC prisoners in the building

Pros:
Great location with friendly doormen.
Cons:
This building is half commercial use for medical offices and I have run into actual orange jumpsuit prisoners in the lobby/elevators who are accompanied by NYPD. The prisoners are wearing shackles and visit the psychiatrist in the building. Basement is also filthy with poor trash disposal/recycling and causes cockroaches/flies to roam the building.
Advice to owner:
No more prisoners, better pest control

The building generally speaking is nice, clean, and kept up well. Doormen are nice.
Cons:
Water system and boiler kept breaking and put out brown water through our taps unpredictably. Management was always trying to nickel and dime us.
Advice to owner:
If you want to run a luxury building you should have service to match it
