Pricey but worth it

- super clean
- super on site with quick response
- amazing closet space
- large kitchen with great appliances
- rooftop, free gym (+ membership to life, 24/7 doorman, elevator, laundry on every floor,
Cons:
- super can be rude
- prices are incredibly high and rent increase is always over 20% (mine doubled from one year to the next)
- management office NEVER responds unless you either send 20 emails or show up to their office. But you can call th
- the apartments that face the huge carry tunnel is really loud at times epsecially during construction
- battery park is under heavy construction so no longer easy access to the park across the street

Lower the prices and have better communication

Amazing views depending on the unit

-Views from 2241 are lovely
-Fairly modern/clean/bright designed apartments
-A/C unit is digital and does both heat and cooling (no forced heat or radiators which I hate)
-Bathroom size and light up mirror
-Helpful and friendly doormen and maintenance team
-Laundry on every floor
-rooftop views
-I have had no pest issues in unit 2241
-can barely hear neighbors even when they throw parties
-dog friendly building
-package room is great
-location super close to waterfront walking path
-close to 4/5, 1, and R/W trains
Cons:
-main con is not really the buildings fault but there is construction right across the street in battery park that is going to be a multi year project it seems. Some of the work gets done from 10pm-4am including jackhammering and very loud sawing/welding sounds. Not for light sleepers lol
-hallway carpet is disgusting but not a huge issue
-rooftop is only open a few months a year and has super strict rules
-service elevator lets out into an underground parking garage versus street level which can make moving in/out more difficult.
-management is extremely slow to respond to emails

the management staff was always very helpful/friendly in whatever issues i ran into at the building. the luxury amenities are also a huge plus that i loved at this apartment and the building is maintained clean.

the rent pricing is high luxury building price so don’t expect it to be affordable

The building is well kept, some of the units have amazing light & views but it really depends on which unit it has.
Cons:
They don't care about keeping good tenamts, just jacking up rent. There's intense NIGHT (8pm to past midnight) construction that you can hear on the south side of the building. Kiss your sleep goodbye. Doormen constantly rotate and they don't actually check who's going up. Laundry machines are frequently out of order.

great doormen, very pet friendly, good location, generally clean and well managed. negotiable rent
Cons:
Management is not great at responding to issues. we had a pretty major problem that needed resolving and the management didn’t contact us or respond to us at all. only information we got was from doormen and maintenance people. sometime packages are poorly managed, but usually fine.

Management was incredibly greedy- raised my rent an exorbitant amount after my first year of living there. Additionally they charged me a huge fee for normal/expected wear and tear from mounting a TV.

Doormen were not helpful and didn’t know my name or my apartment number despite having lived there for over a year.

Washer/dryer were very expensive and often didn’t work

Rooftop closed early

Elevators were frequently broken leading to having to wait upwards of 10 minutes to get up to my apartment.

Could easily hear into my neighbors apartment and into the hallway

Gym was out dated

Many young students in the building throwing parties
Advice to owner:
Make your currents happy so you don’t have people moving in and out all of the time.

Beautiful lobby. Amazing views. Modern appliances. Laundry. Roofdeck. Gym. Connection App. Attentive maintenance and staff such as Valet and Concierge. Great Location. Pet friendly. Online rent payments
Cons:
Carpentry finishes could be more polished. The hallways need to be vacuumed more frequently. Old gym equipment.

Open mailroom for longer access to packages

The package room was closed randomly, and the person in charge was not very polite, specially with people who didn't speak english fluently.

Responsive maintenance team to requests, friendly staff
Cons:
Management group managed the building poorly and set false expectations to tenants about using certain amenities, like the closing of our roof for a whole year without any compensation. Furthermore, management group egregiously priced out multiple tenants in this building and their other West Street building they manage

it's pet-friendly, right across from battery park and from the west side bike path which was my favorite, nice views and roof deck
Cons:
The gym was not the cleanest and closed at 10pm. Management did not disclose flex walls could only be 10' high before we signed the lease.

Be more transparent before applicants get to the lease signing process

Rooftop, gym, mail concierge, doorman, building is well kept and in a great location. Battery bark across the street as well as the west side highway running / bike trails. 2-5 min walk to all major subway lines
Cons:
Water pressure / temp is great but showers do get backed up very easily. There were a couple of times we had some small cracks develop in our walls and they simply painted over it, didn’t inspect it at all. Other than that, maintenance was very responsive and helpful.

Friendly Doormen, $hit Elevators

The doormen are great, repairs are taken care of quickly. I love my apartment and the giant windows and great views. Lots of tenants are college students. Never had issues —occasionally smells faintly of weed on my floor and there’s been a party or two but nothing wild or intrusive.
Cons:
Elevators are slow and often broken, and stairs aren’t an option since another building occupies floors 2-18. Trash chute on our floor gets super full, mostly due to gross tenants putting things in the complete wrong bin (like a full water jug in the recycling...) and not breaking down boxes so you can hardly open the door at times. The management takes out trash multiple times a day so I think it’s more on the neighbors.

Fix the elevators!

Walls are thin in some apartments so you hear neighbors, you can hear the noise of construction outside at all hours of the day and through the night

High ceilings, nice views, spacious, nice appliances, decent rent prices, close to battery park/bpc.
Cons:
Repairs will take a while. Apartment was not clean at move in. AC leaks water into the floor (fix was replacing damaged floor tiles, but AC keeps leaking).
Advice to owner:
Get a better repairman/mechanic to look into the old AC units. Seems many apartments have this leaking issue. Waiting for the floor to darken/rot to then replace them is not a long term fix.

Great apartment, great light, recently renovated, rooftop access, control your own heat/AC, on-premise staff (doormen, maintenance) were lovely.
Cons:
Management was an absolute abomination - terrible to its residents, its workers, etc.
Advice to owner:
Train your staff properly on how to interact with your residents - they missed a perfectly good opportunity to fill an apartment in a building that has MANY vacancies because they were rude and inconsiderate.
