very low electricity fee, good maintenance, location, safe, laundry room is very well maintained.
Cons:
roaches here and there - but i think this varies by units, also bc it's kips bay.. overpriced

great amenities, balcony with a view

Got a great deal during covid and was able to get a deal when renewing. had an awesome view and balcony. kitchens updated. great staff.
Cons:
only had one working elevator for well over a year. rent increased substantially in 2022, no longer worth it to live there.
Advice to owner:
fix the elevator, communicate elevator interruptions

Friendly doorman, great management and maintenance crew. Large spacious apartments with very clean lobbies and floors.

Only one operating elevator, tons of construction on each floor.

- close to work - maintenance is fast +free - doorman - grocery delivery
Cons:
- ROACHES here and there, like in our unit (BIG roaches, they call them water bugs, used to come out occasionally (5 times) for the first year living here, but not anymore so far thank god), saw a couple in front of the ev - they've been remodeling the elevator for like a year- MASSIVE wait sometimes. - rent is pretty high compared to quality of the building + unit

People are respectful, it feels safe, everything is convenient, floor walls kitchen and bathroom are all clean
Cons:
We had 3 roaches over just about 4 months and the apartment did not do ANYTHING about it. We put in several work orders but no response, not even a visit. Our apartment is very clean so idk where these are coming from but very stressful indeed. Had a couple water issues- getting brown water (only in my unit)
Advice to owner:
Pest control please

super clean & safe building! Overall great service from friendly doormen, facilities team & management was always super responsive
Cons:
The neighborhood can get seedy late at night. Thankfully there is 24-7 security around the building. Never felt unsafe
Advice to owner:
Rooftop? No late fees on rent.

Nice building but way overpriced.

Location is good, staff are great Outdoor space is phenomenal (includes grills)
Cons:
Expensive, no amenities (gym is a monthly fee so does it even count?) No roof Service center (packages) only open during work hours (rough if you work longer hours)
Advice to owner:
If you’re going to call it a luxury building you gotta add more amenities.
