Decently okay, not for everybody

Pros:
Management was responsive most of the time. Amazon locker + gym are a nice addition. New management seems to be making active improvements
Cons:
Pest problems, hot water went out a few months ago
Advice to owner:
Need more ways to get in and out of building besides the phone app

Ripping People Off

Pros:
Spacious and well renovated apartments. They finally built the gym they’ve been telling us they’d build for years. Mostly quiet building in a nice neighborhood.
Cons:
They expect you to pay luxury apartment prices yet leave renters without hot water for weeks on end and have roaches crawling around the building - regardless of how clean you personally keep your apartment. The laundry rooms are constantly closed or the machines are out of service. People are moving out daily.
Advice to owner:
Stop driving up rent. People who think $3K for a 1 bedroom is cheap are not going to put up with roaches, no hot water, broken washing machines, and a myriad of other problems.

Scammers - Do not rent here

Pros:
the neighbors are nice & everyone commiserates for having fallen victim to the scam
Cons:
Units have significant damage which has been concealed and the renter will find out eventually. There is no heat, there is mold, a theft problem, and management will ignore all your complaints.
Advice to owner:
Stop scamming people.

Don’t move near the dog daycare

Location, adequate pest control and maintenance
Cons:
Management brushes off or ignores noise complaints about the constant barking from Roosevelt Pups. Do not move into the third floor above the dog daycare OR any apt facing the alley behind the store. There is loud barking, every single day, from multiple dogs.
Advice to owner:
Implement soundproofing

Good building, not fancy

Cons:
Gym was supposed to be completed 1 year ago as promised by management and the brokers when I signed the lease. The gym 1 year later is still no where to be finished

Apartments not renovated

Building is cheap and does minimal fixes. Elevators are broken, front door needs to be replaced and it is dangerous

Perfect, except for the cockroaches

Pros:
Roosevelt Island is an incredible neighborhood and exactly what we are looking for in a community. Our unit was recently renovated and comes with a dishwasher. We live near a laundry room, and across the street from a farmers market.
Cons:
The building has a consistent issue with cockroaches that, in spite of our best efforts and personal expense, will not go away. Management has only been responsive when we submit violations with the city and once the issue is addressed, it comes back full force anywhere from a couple days to a month later.
Advice to owner:
Take a more serious approach to pest control in the building and work to make sure that the front desk actually responds to tenant emails.

Great location, questionable management

Pros:
Large quiet building with lots of nearby parks and amenities. Easy access to the city and outdoor space. Nice parks inside the premises. Nice large windows and bright apartments. Nice renovations to new units. Lots of friendly long term tenants.
Cons:
Regular cockroach issues (management has sent exterminators, although it’s more of a bandaid than a permanent fix).
Poor coordination of work orders. We’ve tried to get issues resolved multiple times only to have a worker come in and leave saying that they’ll come back to fix it but never do.
Short and unfriendly staff in the management office.
Poot tenant orientation (no phone number or instructions provided, had to visit management multiple times to get all the keys and info needed to function in the building).
Management was very slow and tentative to send back countersigned documents.
Advice to owner:
Do a better job coordinating work orders so they actually get done and don’t get marked as “completed” when no work is done.
Do preventative pest control work so tenants don’t have to live with regular roach issues until the exterminator visits.
Create a new tenant orientation packet with all relevant phone numbers/contact info as well as FAQ’s such as what to do during a lockout, who to contact for certain issues, etc...
Make the management office more welcoming so it doesn’t feel like you’re being annoying by asking for basic services like pest control.

Affordable building with good renovated units

Cockroach problems, with insufficient pre move in cleaning
