Pros:
The most wonderful doormen, a rare building with no fee for the gym
Cons:
A weird layout for getting to apartments so it’s easy for visitors to get lost. Also kind of a weird disconnect between apartment owner and property management. The building also charges a lot of fees for moving in and out.

Directly on top of the 456, QNRW, and L subways
Farmers market at Union Square
Irving is a great street with lots of good restaurants
Building has all the amenities that you’d need
Cons:
Union Square is loud
4 towers with a sky lobby means 2 elevators to get out of the building
Very large building (640 units)
Varies by apartment, but no washer/dryer in ours
Advice to owner:
Consider adding grills to the terrace

Great building but some units falling into disrepair

Good staff, clean common areas, pool
Cons:
Difficult to bring guests to roof terrace (need to pay $5 pp), roof terrace closes with health club, some units have not been updated since the 80's and it shows, all work has to go through management who usually has to wait for landlord approval, management itself doesn't have the people or competency to manage so many units

Doormen and maintenance team are so friendly and helpful. Very welcoming and kind. Always clean building

Two elevator bank means it takes awhile to get to your unit sometimes

Amenities are great, location is fantastic, units are nice and modern. Terrace is nice but you can’t grill out there or take pets.
Cons:
Only main issue I had after living 5 years in the building - the management was a bit too annoying about post-covid reopening of the gym/pool. Some of their rules were completely unnecessary and went way beyond what normal gyms were doing everywhere in the city. Other than that, no complaints.

Taking two elevators to get to your unit but you get used to it. Worth for everything the building comes with

doorman very nice, feels very safe, amazing amenities, there’s a lot of apts but it never feels too crowded

i had a cockroach once but management handled it within the hour
