The people in this building are overwhelmingly nice! units are pretty big as well.
Cons:
The management sucks and is unresponsive in a crisis. The stairwells are filthy. The washers and dryers in the laundry room break often. One of the elevators has been out of commission for 3 years, the other two break occasionally. I know multiple units with pest problems.
Advice to owner:
Stop raising the rent if you aren’t going to adjust the quality of the units and fix pipes/heat/infrastructure!

Can't beat the price..

Pros:
Size of unit and price with utilities included is great. Super is a nice enough guy if you can get a hold of him. Tenants are generally very friendly and it's wonderful experiencing the community within the building.
Cons:
Baseboard heat only works in some rooms, and the thermostat is just decorative and controlled by the building. Stairwells are constantly full of piss, the laundry room seems to be on its last legs. And the elevators- as soon as one is fixed the next is out of order. Packages stolen from outside of apartments, not a single person manning the front desk these days and security cameras are out of order.

2 out of 3 broken elevators ALWAYS…. 28 floors and 1 working elevator? Not okay. Homeless in the stairwell! Called 311 to complain and management of the building said they don’t ask them to leave because they get “aggressive” pee & feces also in stairwell. “Security guard” constantly smoking weed with people in the lobby. Packages constantly being stolen. Heat cranking on in the middle of June.

The building is filthy. My unit was infested with roaches, and the building manager Elizabeth would not accomodate us and help us get an exterminator. Also, water would come up through our sick drain and overflow onto the floor. Each unit has a thermostat, but sometimes the heat would not work.

The apartments are well laid out and renovated pretty decently. Utilities are included in the rent and many of the unites are rent stabilized. Water pressure is fine. There was more than enough heat in the winter so not only do you not get cold, you might have to sit around in shorts.
Cons:
Huge mouse problem. It took years to get the mouse problem in my apartment under control, but I knew the problem still persisted in other apartments. Lot of loiterers around the building leaving their trash everywhere. Some of the neighbors are not respectful and would leave their trash everywhere, or would hang out playing loud music and talking loudly late at night in the courtyard behind the building, so all the apartments facing the courtyard would be affected by the noise.
Advice to owner:
Hire better security to get rid of all the loiterers and non-residents that would just hang out throughout the building's hallways and non-public courtyard.

Horrible management, broken elevators, & more

The location is great, right across the street from a park and near the trains. The inside of the apartments are decently nice. Great water pressure in the shower too.
Cons:
Terrible building management and unkept building and maintenance. The elevators never work and with so many tenants, you
can wait for up to 20 minutes to get into the elevator and it will be packed with people. Management claims they are fixing the elevators but never do. There were so many times I was late for work because I had to walk down 27 flights of straits since the elevators were out. Not fun. A lot of times they were unsafe to even be in; occasionally dropping multiple floors while you’re in it and getting stuck for several minutes. The laundry is also not good. The machines rarely work or are fixed.

All in all I’d just say the building is janky. And for a building of this size with so many tenants, it should absolutely be given more care. The building manager absolutely needs to be fined.
Advice to owner:
Find a new occupation.

Cons:
Elizabeth, the building management is useless. Had roaches for months and had to call 311 multiple times. Had a leak in our ceiling into our tub that would took 3 weeks to resolve.

Cons:
No community pride. Tenants would let’s pets poop in the stairwell. Tenants would also urinate themselves in the stairwell. Deafening parties from neighbors who then would bang on door and threaten violence if anyone complained. Also deafening church across the street late at night on Sundays.
Advice to owner:
Evict problem tenants and take a stronger approach.

roaches galore. bedbugs always moving from one unit to another. walls sometimes a little too thin that any argument comes through clearly. Didn't have a working key to the building for the first three months

Free to have parties and guests. No one complained about smoking marijuana in the building. Easy time doing laundry in basement. Awesome super. The unit I was in was in good condition.
Cons:
Package thieves. People smoked cigarettes in building. Hot water and heat were scarce for several months in WINTER 2020. I had called 411 so many times that a Judge accepted the case. But they claimed to have “fixed” the broken boiler a day before trial. It wasn’t fixed however. And one of the elevators broke in May 2021 and still is not working November 2021. So only two working elevators in a ginormous building. Created elevator traffic. Sometimes waiting 10-15 minutes to get on elevator. Rude manager.

Absolutely disgusting. There are rats and the roaches are tenants in this building. The elevator constantly breaks down and smells like pee. The security guards do not actually pay attention to who enters or exits the building. It takes almost a year for management to address ONE complaint.

There are rent stabilized units in the building. All utilities (besides cable and wifi) are included in your rent. The super, Nelson, is nice. The layout of my apartment is great.
Cons:
The tenants and some employees did not follow covid 19 protocols. They were not enforced at all. Management is totally unresponsive and doesn’t care about their tenants. There was a fire in the building earlier this week and no alarms went off; I found out there was a fire from an app on my phone. The broker and management misrepresented the building’s amenities. The elevators are dirty and slow. The hallways look like something out of a Saw movie and are super echo-y. I can hear everything happening in the hallway in my apartment, as if there are no walls in place. I’ve had rodents a lot and was told that mice run down the hallways. Packages get stolen often. Elizabeth, the building manager, is supposed to be in her office during regular business hours, but she’s almost never there.
Advice to owner:
Get it together and start caring about your properties.

Position is amazing. I like my apartment a lot.
Centralized heaters.
Cons:
There are mices and there are roaches like all the apartments in nyc.It took me 3 years to fix the mice problem,but if you’re a clean person it won’t be hard to keep roaches away.
The security guard is just useless,they don’t do their job well.
Laundry room is VERY dirty,and machines are often out of order but workable.
80% of the people that live in this building are RUDE AND DISRESPECTFUL.
There in work in progress since I started living here and it looks like is never ending.

Management could be better but I don’t complain.

Mgmt treats tenants poorly. Bad communication. People allowed to pee in stairwells. Security was supposed to be 24/7 and now is at random hours. Front door always breaks. Long-standing tenants have so much internal disagreement cannot even get a tenants association going.

Cameras in stairwells
Clean the halls better.
Laundry 24/7.
Fix and allow access to community room
Beautify back yard space.

- huge apt
- incredible views of the city
- a lot of closet space
- dishwasher
- lots of natural sunlight
- some really fantastic neighbors
- Nelson, the super is very personable
- laundry in basement
- recycling in basement
- trash shoot
- across from st Nicholas park
- M3 right outside your door
- short walk to ABCD
- overall, great apt with some major setbacks at times
Cons:
- laundry has been packed lately and half the time washers and/or dryers are out of order
- not too many people wear masks in elevator
- no 24 hr doorman even though there should be
- multiple stolen packages
- front door is taped open
- some not so fantastic neighbors in building
- people sleeping in hallways
- hallways smell funky at times
- water can be hard to come by at times (fixing pipes or just sometimes not there randomly)
- drains don’t always drain the best
- can take some time to get things fixed if needed especially since there are so many apts in the building
- lots of building work happening lately so it can be very loud
- only 2/3 elevators working (been well over 1 month now) … made it on whatisnewyork
- been a handful of fires (apts are fire contained)
- management office can be hard to get ahold of at times

Location, view, good community of neighbors for the most part
Cons:
Everything else is pretty bad. Management seems to want to keep everything right above where conditions would be unacceptable. They have lots of signs up and claimed to be sanitizing every floor throughout the day but this place is as filthy as ever. Local management is crabby and rude, the maintenance crew means well and are generally nice but it’s obvious they’re working under limitations they are not at liberty to mention.
Advice to owner:
Invest in the properties you already own instead of gobbling up more real estate. This place is falling apart which wouldn’t be an issue if getting maintenance to come by wasn’t such an ordeal.
