The people in this building are overwhelmingly nice! units are pretty big as well.
Cons:
The management sucks and is unresponsive in a crisis. The stairwells are filthy. The washers and dryers in the laundry room break often. One of the elevators has been out of commission for 3 years, the other two break occasionally. I know multiple units with pest problems.
Advice to owner:
Stop raising the rent if you aren’t going to adjust the quality of the units and fix pipes/heat/infrastructure!

Can't beat the price..

Pros:
Size of unit and price with utilities included is great. Super is a nice enough guy if you can get a hold of him. Tenants are generally very friendly and it's wonderful experiencing the community within the building.
Cons:
Baseboard heat only works in some rooms, and the thermostat is just decorative and controlled by the building. Stairwells are constantly full of piss, the laundry room seems to be on its last legs. And the elevators- as soon as one is fixed the next is out of order. Packages stolen from outside of apartments, not a single person manning the front desk these days and security cameras are out of order.

2 out of 3 broken elevators ALWAYS…. 28 floors and 1 working elevator? Not okay. Homeless in the stairwell! Called 311 to complain and management of the building said they don’t ask them to leave because they get “aggressive” pee & feces also in stairwell. “Security guard” constantly smoking weed with people in the lobby. Packages constantly being stolen. Heat cranking on in the middle of June.

Very spacious apartments
Cons:
The building is filthy. My unit was infested with roaches, and the building manager Elizabeth would not accomodate us and help us get an exterminator. Also, water would come up through our sick drain and overflow onto the floor. Each unit has a thermostat, but sometimes the heat would not work.

The apartments are well laid out and renovated pretty decently. Utilities are included in the rent and many of the unites are rent stabilized. Water pressure is fine. There was more than enough heat in the winter so not only do you not get cold, you might have to sit around in shorts.
Cons:
Huge mouse problem. It took years to get the mouse problem in my apartment under control, but I knew the problem still persisted in other apartments. Lot of loiterers around the building leaving their trash everywhere. Some of the neighbors are not respectful and would leave their trash everywhere, or would hang out playing loud music and talking loudly late at night in the courtyard behind the building, so all the apartments facing the courtyard would be affected by the noise.
Advice to owner:
Hire better security to get rid of all the loiterers and non-residents that would just hang out throughout the building's hallways and non-public courtyard.

Horrible management, broken elevators, & more

The location is great, right across the street from a park and near the trains. The inside of the apartments are decently nice. Great water pressure in the shower too.
Cons:
Terrible building management and unkept building and maintenance. The elevators never work and with so many tenants, you
can wait for up to 20 minutes to get into the elevator and it will be packed with people. Management claims they are fixing the elevators but never do. There were so many times I was late for work because I had to walk down 27 flights of straits since the elevators were out. Not fun. A lot of times they were unsafe to even be in; occasionally dropping multiple floors while you’re in it and getting stuck for several minutes. The laundry is also not good. The machines rarely work or are fixed.

All in all I’d just say the building is janky. And for a building of this size with so many tenants, it should absolutely be given more care. The building manager absolutely needs to be fined.
Advice to owner:
Find a new occupation.

Section 8 told them to fix it when they did inspection in January 2022 and they never came to fix anything

Great location by the park and subways and 125th street
Cons:
Elizabeth, the building management is useless. Had roaches for months and had to call 311 multiple times. Had a leak in our ceiling into our tub that would took 3 weeks to resolve.
Advice to owner:
Fire Elizabeth she is useless

Cons:
No community pride. Tenants would let’s pets poop in the stairwell. Tenants would also urinate themselves in the stairwell. Deafening parties from neighbors who then would bang on door and threaten violence if anyone complained. Also deafening church across the street late at night on Sundays.
Advice to owner:
Evict problem tenants and take a stronger approach.

unit we had was renovated with modern fixtures and nice fake wood flooring. Tons of light from the apartment

roaches galore. bedbugs always moving from one unit to another. walls sometimes a little too thin that any argument comes through clearly. Didn't have a working key to the building for the first three months

hire more people to work in the service desk so they can be open for longer than 5 hours a day

Better Than Most

Pros:
Free to have parties and guests. No one complained about smoking marijuana in the building. Easy time doing laundry in basement. Awesome super. The unit I was in was in good condition.
Cons:
Package thieves. People smoked cigarettes in building. Hot water and heat were scarce for several months in WINTER 2020. I had called 411 so many times that a Judge accepted the case. But they claimed to have “fixed” the broken boiler a day before trial. It wasn’t fixed however. And one of the elevators broke in May 2021 and still is not working November 2021. So only two working elevators in a ginormous building. Created elevator traffic. Sometimes waiting 10-15 minutes to get on elevator. Rude manager.
