Over Priced for Space & A Bit Dingy

Pros:
Close to transportation. Most neighbors friendly.
Cons:
Bedrooms very, very, very small (total apt size of one bedrooms about 300 - 350 sq ft. - that includes, bedroom, living, kitchen area AND bathroom) No full kitchen. Many of the common areas are dirty. Super will only clean main floor or when he knows management will be there. A lot of leaks and peeling walls & ceilings. Mice and water bugs a constant. Illegal AirBnBs being run out of the building - super knows about it but doesn't report it - the City (Dept of Buildings) has to catch it in the act. But the super is always there and should (does know) who is a tenant and who is not. Random individuals (not tenants) coming and going. Safety issue. Some apartments have illegal conversions to charge higher rents (from studio to one bedroom, etc.)... look closely and the layout if you are considering moving in.

Always check your rent history with DHCR if you move in (free to do) - tenants have had issues of over charging. They will not disclose that this is a rent stabilized building (or there are units in the building that are still stabilized). Advice to owner:
Check on the ENTIRE building - not just the main floor - you will see the filth.

Work with the super on some "people skills".

The property manager is a crook

Close to work.
Cons:
A/C unit not working in one unit
The size of the fridge is so small
The kitchen space is barely existing
Bad layout
Advice to owner:
Need to let the tenants know that the apartment is rent stabilized. Don’t try to make a profit over people backs

Mostly LOVE but the annoying things are very annoying

Pros:
High ceilings. Hardwood floors. AC units physically included in apts. Exposed brick. Quiet street. Relatively new appliances.
Cons:
No elevator. Common spaces, hallway entry, not cleaned often.

Top of stairwell has a skylight that desperately needs to be replaced but hasn’t been for 5 years. Any major rain storm will cause leaks and a bucket is placed to catch the water and then left for days/weeks.
