Great building to live in

Pros:
* friendly staff * laundry/garbage almost every floor * clean
Cons:
* paying $450/mth for AC in the summer with new PTAC units. haven't been able to figure out if there's something else going on * minimal amenities

Older building but great building staff

Pros:
Building staff was always great and on top of things, 24/7 front desk presence, building issues were resolved promptly. Nice private courtyard for tenants and decent roof in the middle of Hell's Kitchen. Laundry and trash on floor was convenient.
Cons:
Condominium building, so ymmv depending on the unit owner/landlord. Large AC units next to windows which can flood if not properly maintained.

Doorman and concierge staff are super friendly, neighbors aren't too loud, building is well maintained

Carpets in the hallways are a bit old and could be changed
