Short Stay a Long Longacre

Pros:
The location is unbeatable—being right in Hell's Kitchen, it's close to everything you need. You're just a short walk away from Times Square, Central Park, and a variety of great restaurants and shops. Plus, the proximity to multiple subway lines makes commuting anywhere in the city convenient.
Cons:
Street Noise: Due to its central location, the street noise can be quite loud, especially during rush hour or late-night times when the area gets more foot traffic. Soundproofing could be better for the price you’re paying.
Small Apartments for the Price: The units, while modern, can feel a bit cramped, particularly if you’re comparing square footage with other options in Manhattan. You’re definitely paying a premium for location over space.

Luxury Apartment but $

Very expensive, large renewal increases and inflexible negotiations with equity staff, requires navigating a bit of a bureaucracy

A pretty good building in Hell's Kitchen

Pros:
The building is well maintained, and the staff are incredible.
Cons:
The lease renewal process is very "corporate," and you have to do your research and negotiate or they will overcharge you. The building is also on a very busy avenue and too close to Times Square for my liking, but the owner/management can't help that.
Advice to owner:
None.

Great staff. Responsive on repairs.
Cons:
They've sent a lease renewal with a ~40% rent hike... Because they can? I knew there would be a big increase but didn't imagine they'd hike up by 40%. Amazedthis is legal and there's no recourse NYC renters. We're still getting out a once in a century pandemic for crying out loud... But who cares.
PS: You need to pay for heat, water and sewer.
Advice to owner:
Any advice I have is pointless because they don't give a damn

Mostly great, pricey

Fairly responsive maintenance staff, very friendly doormen, well maintained, clean (no pest issues).
Cons:
The AC/heater unit was pretty loud. For most of the summer one of the AC units made a really high pitched keening noise, to the point where I would turn off the AC and open the windows because it was so disruptive. It was also extremely loud besides the keening noise. It took until the end of the summer to get the replacement part.
I was in the unit right next to the garbage chute and the adjacent would smell like garbage from time to time.
The leasing office is pretty unhelpful once you've signed a lease. Move-out was very confusing.
The rent increase was $400 despite other similar units in the building being available for $200 less (then the original price!). The retention team sounded willing to negotiate but I had made up my mind to move by then.

Equity means you pay more

Absolutely beautiful apartment, very nice lobby, centrally located
Cons:
Rent was jacked 46% after the lease was up and they would not negotiate on anything. Incredibly nosey front desk staff, very limiting when it comes to having guests over. They need to be told they’re not bouncers. Very expensive apartments which are made more expensive with a mandatory amenity fee and the fact that you pay for water, hot water, sewage removal, garbage removal, etc. also required - renters insurance.
Advice to owner:
Make the amenity fee optional (I’m not using the gym) and include water, hot water and sewage/garbage removal in the rent like all other buildings. Also the front desk staff are not bouncers.

The front desk staff are all amazing and sweet. The location is convenient near all the major trains and right next to restaurant avenue. All the amenities are nice too: elevator, dishwasher, A/C, doorman, maintenance, gym, laundry in building, terrace with grills and a lounge. It's perfect if you're looking for a place for 1 year only and you find a good deal on a unit (just know that deal won't last).
Cons:
How am I paying an arm and a leg to freeze all winter? All my heaters straight up either did not work, blew half cold/half hot air, leaked water everywhere, or sounded like screeching birds and fireworks going off whenever you turned them on. Every time I called maintenance to 'fix them' the heaters would work fine for a day and then the same problem would come back plus more. Then maintenance would conveniently not come for another 4-5 days while I burned extra calories shivering. Come late February, management tells me there are spare radiators downstairs I can borrow... wow winter is practically over thanks so much guys. <3 If you want to walk around in your apartment with your coat on all winter, take showers in a chipping and dented bathtub, hear all of NYC even with the windows closed, and have your rent increased by 30-40% after 1 year only to have your exact apartment listed online for CHEAPER to a new tenant, then this is the place for you. All of my neighbors have moved out after being here for only 1 year... that should say enough.
Advice to owner:
I would think in such a competitive market you'd want to at least cooperate with your tenants who try to negotiate a rental increase. The "market value" line that you give everyone is simply incorrect given other properties two blocks away for cheaper with the same amenities and 'luxury' status. It's obvious that you don't care about trying to keep your current tenants at all and would rather have to spend more money painting over apartments and wasting time + staff on approving, meeting and touring prospective new tenants. Doesn't make sense from a business standpoint but then again maybe you get a kick out of screwing over your loyal tenants who want to stay and wasting time and effort trying to acquire new ones.

Overpriced. Bad neighborhood. Management office not responsive. Will hike rent at renewal and give new tenants much lower rates - do you want to live somewhere overpriced for a year only to get pushed out by a new tenant who will pay less than the renewal rate offered? Need to give 2 months notice to move out. Historically have taken security deposits. Utilities not included. Can hear through the thin walls. Loud pets in the building. Worst decision I have made living here.
Advice to owner:
Stop taking advantage of your residents.

Spacious, great location, crappy windows

Front desk team seem genuinely happy and helpful, gym is quite roomy, soundproofing between apartments is good
Cons:
50th is very loud and the windows don't insulate from the noise, air conditioning is very noisy too, soundproofing within apartments is poor

Enjoyed living here but insane rent increases after pandemic

Doorman awesome Great views Decent roof
Cons:
Horrible lease renewal process. I had rented during the pandemic and they are now increasing the rent 10%. Beware of this property company as they do not care about the residents and trying to boot people out now that pandemic is coming to an end.
Advice to owner:
Treat your residents with decency and equality. If you renegotiate lease with one resident you should with everyone else.
