Clean building, right by the water

Pros:
Clean building with spacious apartments. The gym is well equipped and the are 24/7 doorman. Nice rooftop and a few steps from the waterfront, which is beautiful
Cons:
A bit far from the train. Doormen are not the most communicative

Respectful neighbors, quiet, friendly, responsive staff, great views, close to water

Neighborhood not overly convenient for grocery shopping, restaurants, bars Etc.

Access to mass transit
Cons:
Landlord is continuously renovating apartments with no regard to dust/air quality for people with asthma. Landlord uses unlicensed contractors and does not apply for building permits to do renovation work. The shotty plumbing flooded the next door apt and mine. They sneak the construction through the underground garage so the City’s Buildings Department cant fine them. The carpets in the halls look like crap stained with paint and gunk.

Solid but not without room to improve

Pros:
They do the big things well - the people you interact with (doormen, porters, super) are courteous and quick to help/respond;
Public areas are maintained/clean, ditto for outside area around building;
Covid protocol is well done: politely enforced and promoted with professionally made signs and many sanitizing stations;
Nothing, including the amenities, are ever left in a state of disrepair or ignored - everything looks cleaned and swept, and if something breaks, it is fixed quickly;
Roof deck has stunning views;
Laundry machine availability and status available online and through SMS notifications;
Cons:
Package/delivery/guest process is cumbersome - they use your cellphone for notifications, so if you are on the phone and you get a delivery, they just keep calling you;
They use a different app/service entirely for guests to access the building than the app/site used for the other building services - the building gets some credit for trying to embrace tech, but the staff doesn’t seem to know how to use it;
Promoted as a fios building, but they don’t actually have the fios fiber lines, so we had fios DSL...;
Amenities have somewhat limited hours of access (close too early).
Advice to owner:
Update building to support higher speed internet - if not fios, then standard cable internet that doesn’t top out in the midrange of what is available down the street
Install intercoms so I don’t miss 4 calls from the front desk when my friend shows up
I understand the “hot switch” outlets being upside down, but all of them?
