Could be better

Pros:
Good location; doorman
Cons:
The outside of the property is not well maintained. Dog/pigeon poop always on the sidewalk. Slow with package notifications.

In a Lovely Neighborhood but elevators are always broken

Very spacious units!, friendly concierge, quite neighborhood
Cons:
Elevators are always broken!!! Sometimes we are down to 1 elevator for a 35+ story building. Insane. AC units do not work great. Many nights I wake up sweating because the rooms do not get cold. AC units need an upgrade. Another thing is you pay for amenities monthly but still have to pay to use certain features. For example, We used to have a printer where you could print for free (if you pay for the monthly amenities) - now you have to pay to print. Also a weird rule where you can only have 1 guest on the roof so they try and force people to pay to use the grills.
Advice to owner:
Offer more to residents who pay monthly Amenity fees

Unethical, cheap management creates UNSAFE environment

Cons:
Management is cheap and unethical. Plenty of examples, here's one: they do NOT air condition the hallways or GYM during the summer, resulting in increased humidity within the units. Thus, when a unit blasts AC to cool down, condensation levels are so high that the wooden floors may become affected. Management had the audacity to warn residents not to keep their apartments cool so as to avoid this, and threatened us with fees/fines. Unethical cowards that I wouldn't trust watching my hermit crab.

Additionally, management has refused to hire an additional full time door staff. As such, the single individual at the front is responsible for managing hundreds of packages, food/grocery delivery, AND GUESTS (or strangers?) of over 500 UNITS. We are considering filing a legal complaint here.

Pretty good building

Pros:
Lives up to the "luxury apartment" phrase. Amenities are great and well-maintained, staff are great too.

AC in my room doesn't really work.

Rent status changing, no longer rent stabilized

Space, light, building staff, new amenity space
Cons:
Construction noise/mess; defective elevators & loss of elevators while renovating; management lip service for complaints; management feeling it is ok to jack up rents by several thousand dollars now that the 421-a regulation is ending.
Advice to owner:
Previous owners tried to increase rents, chased tenants out only to end up dropping the rent lower than the previous tenant was paying in order to rent the apartment. Quit forcing current residents away.

NOT WORTH IT

Pros:
The doormen/staff are super helpful and accomodating. The super is quick to respond and really nice. The neighbors are friendly and kind.
Cons:
NOT WORTH THE PRICE. For the year we've been here...
- the elevators have broken down nearly 40 times (no exaggeration, we've kept track)
- both our in apt AC units have broken
- they RAN OUT OF HOT WATER (2x)
- the dryer in unit does not work (we had to buy a clothes horse)
- they "opened" the new rooftop deck for 2 months before they closed it and charge us $120 a month to use it.
Advice to owner:
Don't jack up the rent by $800 when the apartments are not nearly worth that amount.

Decent Big Building

Pros:
Nice renovated interiors. Probably best bang for the buck compared to other properties.
Cons:
Elevators are slow & always break down. Too big of a building for the doorman to remember all residents, so security at the lobby is lax.
